real estate: How important is choosing the Right Broker? - 01/15/08 05:48 AM
While I would love to say this blog is all about answer that question, it is in fact my dilemma.
When I started Real Estate last January, I went about it all the wrong way.  I teamed up with someone thinking that would help me ease in, from being a stay at home mom into the working world.  Unfortunately, the broker I was with literally treated me as an assistant, with no training, and no support.  When I left that group, I went to a new start up company with loads of potentinal:  RealEstate.com, Realtors, a Service of Lending Tree.   This … (3 comments)

real estate: The Return, Farewell and Planned Return... - 11/13/07 01:18 AM
Hello ActiveRain Members,
It has been a very long time since I came to visit my old friends.  A lot of things have been happening and I wish it was because I was so busy with helping people buy and sell real estate.
It has been a rough year here in Tucson for Realtors, and Mortgage Lenders alike.   I started my licensing courses this same time last year.  Eager to save the first time home buyers from making huge mistakes in their home purchasing, I knew I wouldn't fail as a Real Estate Agent.  I was friendly, likable, and I thought, … (9 comments)

real estate: The Perfect Storm - 09/19/07 02:10 PM
Before the summer monsoons hit Tucson every year, Arizonans wait in anticipation. The humidity slightly rises, but so does the heat. It will usually it gets a little windy, and we get some scattered showers.
But we know that there are three things that must happen every year to officially welcome the Summer Monsoon Season. The humidity must rise, and be above 60% three days in a row. Temperatures must also rise as the heat drives in the clouds. And the winds from the south must bring up the clouds and storm. It's a beautiful science and it happens every year. … (10 comments)

real estate: Buyers or Sellers? - 08/31/07 09:27 AM
I was just reading through a "prominent real estate agent magazine" (I'll leave their name out) and a writer there states something of the following (I'm going to paraphrase).
As a new agent, you will be working with a lot of buyers, because you will be out talking to people, shaking hands, holding open houses and trying to get floor time.  As you progress forward, and you get more referrals, you will be getting more sellers.  Your ultimate goal is to work with 80% of sellers and 20% of buyers, so the quicker you can get to this ratio, the better … (29 comments)

real estate: The Power of Positive Thinking in Real Estate - 08/09/07 10:39 AM
Positive things happen to positive people.Sarah BeenyI went down and visited a fellow Realtor and Mentor today.  The positive vibes were FLOWING!  But let me go back...I have worked for the past while (seems like forever!) on a couple of real estate deals that have been heading south.  I am not one to give up, I try a solution for any problem from any angle.  But sometimes, deals fall through anyway.  Sometimes, it just isn't your fault.  I have had to come and accept that.  SOMETIMES, it is your fault, and you have to scramble and make things right.  I have … (9 comments)

real estate: Referrals....I like it, I love it, I want some more of it - 07/25/07 12:39 PM
You may think I am talking about getting referrals, but I am actually referring to the the new "Referrals" section of Active Rain. Being able to help people? A wonderful feeling.  But being able to help people by finding them someone else that can help them more?  A very, very good feeling!I have tried to join referral groups on MySpace, ActiveRain, and other hundreds of "networking" sites, but to be able to find them in a neat concise manner for myself is wonderful.  Being able to post them for others to see in a neat conscise manner is even better.  I … (7 comments)

real estate: Who stole the cookie from the cookie jar? Who Meme? Not Meme! - 07/24/07 04:58 PM
Thanks to Harold Watts, I have been officially Meme'd. Whatever that means, I thought. I figured it out, and I have been trying to follow the meme's for a few weeks now and was quite surprised by all the wild and fascinating lives others live out there. I mean, we have a Real Estate agent who backpacked across the nation on a greyhound bus, an agent who travels the world, and one who rides elephants. I, unfortunately, can not compare. There isn't much about me that I haven't already said on my blogs, and nothing that would surprise anyone. But, I … (18 comments)

real estate: A loss for words...perhaps better? - 07/21/07 03:15 PM
Hello everyone!  I have not been able to write so many posts this week, but it will most likely turn out for the best.  I have three deals in escrow.  Each of them have gone through the wringer this week, going to close, then falling through, then NOT falling through.  Back and forth, I have been on my toes all week. But let me expand that thought a bit.
When the first transaction went haywire, I wanted to come in here, and blog about it.  I sat down to write, and nothing came. BLANK! When the second one went the same direction, … (10 comments)

real estate: Tucson Needs MY Help! At least I think so :) - 07/15/07 04:45 PM
In all honesty, I haven't been fair. I felt like Tucson had more than enough information and I needed to be the cheer squad for Cochise County. But in all honesty, I actually work out of Tucson. Not only that, there really isn't enough cheerleaders for Tucson. Most of the agents I see on the web focus on Oro Valley and North West Tucson. Beautiful places, but what about the East side?
Does everyone know there is a Saguaro Park West and East? What about Fourty Niner Country Club and Arizona National Golf Club? That is just two of a dozen … (3 comments)

real estate: All Real Estate is Local~Localism Week in Review June 30-July 7, 2007 - 07/07/07 07:28 PM
Welcome to the Week in Review~Localism.com Style
I have to admit, Neal gave me plenty of time to look for excellent Localism posts, only I was looking for Active Rain posts for the first four days :)  Next time I know to read the directions a little more clearly!
The posts I chose for this week’s review were educational, informative, original, had vibrant pictures, creative writing, or the ability to make me want to vacation there. But I feel like we need more about our areas, as time after time I went to counties or states and did not find anything about … (22 comments)

real estate: Open House Help? - 06/08/07 12:08 PM
Hello Active Rainers!
I am looking for help with my first open house tomorrow.  I have tried to get a book together about the area, I'm putting together folders with all the local listings in the area, a flyer about the property they are visiting, and putting up balloons  and directional signs.  A few things its a little too late for, but any other ideas for tomorrow folks?  And even if it's past that, I could always use more advice!!

Does baking cookies really help?  Cinnamon rolls?
Flowers and greenery?
Handing out flyers anywhere before I start? (grocery store I'm picking up the cookies at … (9 comments)

real estate: New Benson Visitor Website a Sucess! - 05/08/07 04:46 PM
I was recently looking for information for my relocating clients on the web and found a fairly new website. http://bensonvisitorcenter.com/ is one of the most impressive websites for a town I have seen yet, and I wanted to give the Town of Benson, AZ and The Benson Visitor Center kudos for a job well done.  The information is easy to find and read, and it gives a small history introduction to the town also.  Information on restaurants, attractions, and accommodations can be found here along with our opportunities for nature lovers.  There is also event information for any special activities the … (0 comments)

real estate: What's in a name? - 04/29/07 06:42 PM
Well, according to my brother, A LOT!   I love my brother.  He is a computer/marketing/graphic arts genius.  Don't tell him that though, because he'll deny he does anything special! (That and little sisters can't say nice things about their older brothers, right?)  But he has such a way of putting things out there that make me question everything!  All my marketing, the words I use etc.  So I am trying to come up with a website address.
Montierth is too hard to spell.   Lexa is to short (and already taken).  You need your personal go get um website name.

So here … (2 comments)

real estate: Are you Getting the Message? - 04/29/07 03:56 PM

Do you like the picture of my friend?  Cute little guy, huh.  This is the mascot for Adium. He greets me every morning and puts me to bed every night.  My husband is sometimes jealous of him, but my friends love him.  And recently, so do my clients!
Adium is a multi-instant-messenger program. There are other programs that do the same thing, Gaim being the most popular.  (Macintosh Platforms are not suppported by Gaim, hence the Adium.)
Instant Messaging is on our computers, our cell phones, and many popular places like MySpace.   I decided long ago that messaging would be … (1 comments)
