Phoenix Home Inspection: Here is what happens with poor oversight. While inspecting this home yesterday I noticed an anomally. The attic access hatch was in the utility room. In the garage there was another one not more than 4 feet away. This seemed kind of pointless to me. When I climbed into the attic I found out why. The framer had blocked out a location for the hatch in the hallway. The electrician put the light switch and convience outlet near that hatch. The mechanical contractor oriented the air handler properly for that hatch. Somewhere along the line someone decided that (5 comments)

phoenix home inspection: Who is inspecting for HUD?

I did an inspection shortly before Christmas. The buyer is from Tucson. She made the mistake of calling the name on the sign. The home is owned by HUD. The agent that was assigned to her by the guy on the sign, which never returned her phone call, said that a company inspected the home for HUD. That company said that all the electrical equipment and plumbing was in working order. When I arived at the home in Buckeye I hunted down the water meter. That in itself was not an easy task. There was many leaves covering the lid. I (8 comments)
A grand front entrance with a large distressed front door. The red lines denote where the stone veneer will go.
An overall view of the front. At least part of the front. If I backed any further away to get more of it in the picture I would have been in the hay field.
The barn door style look to the garage doors adds a nice touch.

I was inspecting a Phoenix home today. When i came around the corner I saw what on first glance appeared to be some large rabbit cages. When I got closer I got sick to my stomach. Someone had stolen just the coils from both of these units and left everything else. The copper in the coils is unmarked and hard to tell where it came from once it is taken out and folded. The price of copper is soo high that it pays more to steel it than it does to install it.
They even pulled the disconnects out (5 comments)

In this edition of DIY projects gone wrong I will explore porch and carport additions. When I design a house or an addition to a house I use certain criteria to decide whether I need to use the services of a licensed Structural Engineer. If the design includes a beam over 20', a ceiling height more than 10' or lateral resistance that cannot meet the prescriptive requirements of the code then I use the services of a Structural Engineer. Many Home Inspectors find an incorrectly built porch and they immediately recommend having a Structural Engineer look at it because recommending the (4 comments)

I turned the water on at this home. I then went through the home to see if anything had been left on. To my surprise I found this toilet in the Master bedroom. Water was pouring onto the floor. The bowl fill tube and the flapper were both missing. With the bowl fill tube missing the water hits the lid and runs over the edge of the tank and onto the floor. With the flapper missing the tank never fills up and shuts the water off. Just think what would happen if someone turned the water on and didn't go inside (5 comments)

I have enough construction experience to do it myself. When you are buying a new home you are, as the owl in Bambi says, "twitter-pated". You have searched high and low for the perfect house. It is easy to not look for the flaws with an objective mind. The lawyer who represents himself has a fool for a client. The doctor that gives himself a physical ends up a patient. If doctors and lawyers are smart enough to go to a colleague for an objective opinion then shouldn't you do the same when buying a house? My best friend is a (2 comments)

I was inspecting a home in Phoenix yesterday. When i turned the water main on I heard some water running. At first i thought it was a faucet left on. I quickly went through the back gate towards the sound. When I turned the corner water was gushing down the wall. I rushed back and turned the water off. Then I returned to investigate further. The house was built in 1950. When the laundry room addition was added the supply lines were plumbed on the outside of the wall. The theives first tried to cut the pipes close to the wall. While inspecting a house in the Westpark subdivision of Buckeye I noticed that the master bedroom was the hottest room in the house. At first i tought it was the large glass block windows on the east and north side of the tub letting in the hot morning Arizona sun. The real culprit wasn't thr design of the home though. When I climbed into the attic the answer revealed itself. At first I thought to myself they insulated it well. I continued down the catwalk towards the back of the house. This was found on a one year old home. Click to enlarge. The wood and vapor barrier are directly exposed to the sun and rain. It is only a matter of time before it leaks. This house is only one year old. The home owner is lucky this was caught before his builder warranty was up. (2 comments)

Bank owned and short sale homes are usually abandoned. These homes become neglected, and thus more susceptible to damage. There could be electrical, structural, mechanical, plumbing, or many other hidden problems. Most of the problems can be fixed easily if you know about them now.
