st louis: Moneypit? How do I know the home I'm buying is in good condition? - 04/03/18 10:28 AM
uyers purchasing a home have the right to an inspection period, negotiated with the initial offer to purchase.  The purchase contract typically has an inspection contingency, in Missouri that’s usually 10-14 days after the accepted offer.  During this time, buyers can purchase inspections and use the report provided to negotiate repairs or adjustments to the purchase price.  That is done formally in a document called an Inspection Notification.  Typically, the seller has 10 days after receipt to come to agreement with the buyer, and/or either party can choose to leave the contract.  Both parties have the right to negotiate and your realtor (whether you … (2 comments)

Sell your home at Top Dollar!

The St. Louis Missouri home sales market is white HOT!!  Both the city and county are experiencing fast sales and multiple offers for homes priced well for their condition and location.  Here are some tips and things to avoid to ensure your home sells for top dollar:

Sellers often expect top dollar for their homes, but are dissappointed that their home won't sell for what their neighbor's did.  Yet, they've not maintained their home well during their stay, nor do they want to spend money to bring it to a retail status.  As a home seller you also have … (5 comments)

st louis: Best time to get your home sold fast? - 02/01/16 12:51 AM
Winter!!  Yes, Winter!   When spring comes around practically everyone is putting their home on the market as this is the percieved best time.  And fair enough, the most homes go on the market in spring and sellin in summer.   That said, for a variety of reasons, homes that list in winter sell faster on average - basically is a supply and demand game!  According to RedFin and Angies List, a higher percentage of homes sell in less than 6 months, when compared to springtime homesales.  Video & Read more here and here

Rooftop Decks and Loft like spaces
in Tower Grove & Shaw Neighborhoods
St. Louis, Missouri

I always wanted a rooftop deck, and have yet to acheive the dream.  That's why I found this Tower Grove property at 4420 Connecticut, St. Louis MO 63116 so interesting, and will be holding it open this Sunday November 1st from 12-2.   Complete rehab of a once commercial building is now two townhomes, which are fee simple (no fee) and completely separate homes with open floor plans on the first floor - providing the feel of a loft.  Each unit also has a private rooftop deck - a rarity … (2 comments)

st louis: Diversify Investing Strategies : St. Louis, MO Real Estate Investments - 10/06/15 12:34 PM
Real Estate Investment in St. Louis City Neighborhoods

I've been an armchair real estate investor for years.  Doing more shopping than buying, I found that I really just love this stuff!  In fact, I originally got my license so that I could show myself property without having to bother an agent.   I've met a ton of investors and many have a similar story.  Some rehab, some buy/hold/rent.....Lots of us have left full time jobs for real estate investment, or simply built up nice backup plans.
I've been meeting tons of new investor clients through other investors, investor forums, etc.  What I … (1 comments)

st louis: Red Wine, White Sofa - Be Gone! - 10/03/15 07:07 AM
After finishing a year long rehab on our new (to us) home, the free sprited daredevil in me elected along with my husband to purchase a gorgeous cream colored cigar couch.  It looked GREAT.  Little did I consider the anxiety it would give me - we love red wine at our house.  Ultimately I left it covered with a cream colored blanket on most days.  Until I had a client and referral partner party....
The blanket was removed with the intent that "no one would really sit there' or perhaps only the white wine drinkers.  It was fine, the party congregated outside. … (6 comments)

This is my first blog post, so we'll start at the beginning, How I became a real estate agent, and how to become a real estate agent in Missouri!
I am relatively new to the world from the viewpoint of a licensed real estate agent, albeit not new to the world of real estate.   Having invested in a few rental properties, rehabbed a few homes, vicariously watched investors, and seeking out various mentors to learn more - I recently decided to make a major career change!  With more than 20 years of experience at the executive level, leadership skills in customer … (60 comments)
