So Many Things to Blog, So Little Time Okay, so, two months later, she comes back swinging. Yes, I can FINALLY walk and show homes. Real Estate Prices - Up or Down? Okay, so you all know how I try and stay on top of the real estate news whether it be local or national. And here is a great example of WHY real estate is local... extremely local. This article came up on my Twitter feed this morning. The gentleman in it, Gary Shilling, states that he expects real estate prices to plummet at least 20% more from this point forward. Interesting, because in this other article I was reading in Bloomberg, it says that housing markets are starting to stabilize. Can they both be correct?

La Verne Real Estate Market Watch - April 18-24, 2012 Okay, so here are La Verne Real Estate Market statistics for this week - and they seem to be shooting up! This week there are 14 new listings in the city. Four sold this week in La Verne, and that number seems to be holding steady. I reasoned that maybe people are getting a bit nervous because of the issues with the federal budget and the downgrade in our nation's credit rating. Okay, so this week in La Verne there are nine new listings. Confidence seems to be coming back to the home market. Six homes actually finished escrow and became sold... I love it that six families are sharing dinner in their new homes now. After all, that's the goal, isn't it? AGAIN with the price changes? Fourteen is an awful lot. And while I understand we are in a declining market, it only makes sense to price it right the first time. Okay, so after last week's excitement in the City of La Verne, it seems like we are once again slowing down. Three of the homes that were reported as in escrow (pending, backup offers) have fallen out and been placed back on the market. With ten new listings coming on the market and only approximately five selling per week it would seem that we have a great supply of homes to choose from. Okay, so here in the CITY OF LA VERNE, the sales stand at five closed for the week. That's really not bad when you consider that just like a month ago there was only one sale in the entire city! And wow, 17 new listings! It would seem that the confidence is coming back to the real estate marketplace! The fact that there are six homes that were placed on the backup offer status means that six new escrows were opened. All of this movement is exciting to me! Okay, so personally this is exciting news to me. (I know, doesn't take much...) It appears that rent prices are increasing at a really fast rate. (Gee, didn't you KNOW this was going to happen with all of those foreclosed homes and all of those families needing a place to live!) The media, for quite a while has been making a case for renting over homeownership which is simply not "The American Way!" While we, as Realtors have been pushing for the opposite. Of course it's a good time to buy, prices are down, interest rates are down, etc.
