Wells Fargo instructs the sellers and their agent to just get an offer. They WILL work the short sale. So, the sellers accept a fair offer. Just a few thousand less than the recent Wells Fargo appraisal. Contract is sent to Wells Fargo for short sale approval. I do believe that all short sale negotiators should be paid on commission. I have not found one that seemed to care about their asset or the work involved by all in getting the home to closing. We are certainly seeing more loan rejections than approvals. It's tough out there. Sometime soon, hope we find a solution. What's it going to take to get the housing market on a recovery plan???? Tonight there was a news story on this problem. Especially foreclosure homes that banks/mortgage companies are not maintaining. Several neighborhoods have formed committees to work this issue. Oh, the Short Sale Process!!! Recently had one that took 3 months and 12 bank short sale specialist to get done. I am sick of hearing we are waiting on an investor decision. 1 of of 5 usually gets closed. Why would a bank not want to sell the homes at a fair price, rather than thru a foreclosure sale for 50 cents on a dollar?? Could it be the process is just as frustrating for them as the Realtors??? Unfortunately, the right one is the one in which the buyer thinks they can get the best deal. I have seen buyers walk away from the perfect fit, and settle for their second choice. Months later, it still doesn't feel like home even after the thousands they have spent to make it fit their needs. VERY INTERESTING! This morning the Bank of America decided that they MIGHT have made a couple of tiny errors in foreclosing on as many as 20,000 homes...OOPSIE!
