As Realtors, most often, we do not know what the seller will take. They may have told their listing agent at time of listing contract, but things change, circumstances change, financial situations change, and so many other personal factors could impact a sellers decision on any given day. What is becoming painfully obvious is that some Underwriters seemed to have developed a God Complex. They are more than aware that the fate of a loan lies in their hands and they, in my lowly opinion, are asking for more insignificant information just to make life difficult.

Abused and neglected children. Unfortunately, you can find them in all our communities. It seems unbelievable this could happen in our small, little, rural southern town or for that matter in Anytown, USA. But it does, everyday. For the last two years, I have had the privilege of working with an organization in our community known as CASA (Court Appointed Special Advocates). The mission of CASA is to recruit, train, and supervise community volunteers to be advocates for abused and neglected children in the court system. In this market, if you have money, buying a house should be easy.... one would think anyway. I mean if you're credits good, you have money to put down and your jumping on the listing, why in the world shouldn't you be able to buy a house!? It happens almost every day. When you work in the regional office of a major lender you hear a lot of stories. When your wife handles a large portion of the files you hear even more. Tonight there was a news story on this problem. Especially foreclosure homes that banks/mortgage companies are not maintaining. Several neighborhoods have formed committees to work this issue.
