I know a guy...applies here in Houston Texas
Great posting via Andrea Swiedler, Litchfield CT
The problem of knowing "The GUY" and referring him to the one who is asking could easily back fire if "THE GUY" dosen't meet up to their standards consequently blaming you for any problems and putting you in the middle of the mess.

buyer information houston: Buyers need to know why Buying NOW is Better Than Renting in Today's Market? - 10/12/11 11:44 AM
Buyers need to know why Buying NOW is Better Than Renting in Today's Market?
Nick Walton has hit the nail on the head, rents in Houston are over the moon, I am constantly amazed at the amount people will pay for an area, with essentially "after tax dollars".
The answer Nick presents is so obvious and true but eludes alot of our clients---"Because home prices are low and Interest Rates are at historical lows + with Mortgage Interest & Property Tax deductions, you may find that it is cheaper to own than rent in your area"

Salespeople Can Prevent Their Broker From Premature Gray Hair
Phillip has hit the nail on the head as per his usual very helpful blog entries.
I find myself having panic attacks all to frequently, alot of the reason I gave up the majority of my agents years ago.  I have learned that sometimes yu can't make people smart.
Phillip points out---Nothing happens automatically. You have to make it happen. And NEVER shrug your shoulders and say "let the lawyers work it out." Lawyers don't work things out. Their solution is to have the brokerages throw money at a problem.

buyer information houston: Pay your Home Owner Associations if you are going into Short Sale - 10/08/11 03:14 AM
Pay your Home Owner Associations if you are going into Short Sale
This is a very informative blog entry and I would have never thought to consel clients on this point.
Pay your HOA dues even if you have stopped paying the mortgage.  The bank seems to have wised up and decided that a homeowner living in the property, not paying the mortgage and keeping the lawn mowed and the AC on is better than an empty neglected house.  In that situation the homeowner is enjoying the use of the property so they should at least pay the HOA dues.  By … (3 comments)

5 Great Reasons to Sell Your House Today reblogged by permission from The KCM Crew on September 6, 2011 ·
We are often asked “Is it time to sell my home?” The answer to that question is based on what your families’ goals are. If you don’t need or want to move for a few years it might make sense to wait for the housing industry to recover and prices to appreciate. However, if you wish to move within the next six to eighteen months, it is probably better to sell sooner rather than later. Here are five reasons why:

buyer information houston: Why insisting tenants have renters insurance is imperative - 09/05/11 04:18 AM
Why insisting tenants have renters insurance is imperative. We’ve all heard about the recent devastation caused by earthquakes, tornadoes, floods, hurricanes and fires that have swept the nation coast-to-coast.  Forces of nature are not to be reckoned with and as a tenant, you should be proactive in protecting yourself financially in the off-chance you drastically lose the contents and personal belongings that make your day-to-day life happen.
Often, tenants have a false sense of security thinking that they will automatically be covered if something were to happen to the home they are renting from a landlord or property manager.  It is not … (6 comments)

281Share For almost a decade now, every time we talked about real estate we immediately discussed money. We didn't talk about the value of a home but instead about the price of the house. We didn't worry about a roof over our heads but instead the ceiling on our interest rate. We didn't care as much about where we raised our family as we cared about how much we increased our family's … (1 comments)

If your current rate is in the low 5's or higher it may make sense for you to refinance. Also if you are in the high 4's and you want to refinance to a 15 year fixed loan it may make sense to refinance.  The vast majority of our customers use the rebate feature from our grid to accomplish refinances with very low closing costs.  Those closing costs that they do incur are typically financed into the loan.   If … (0 comments)

WEAK HOME SALES NUMBERS NOT WHOLE STORY

COLLEGE STATION (Real Estate Center) - Home sales statistics are likely to paint a picture of a weakening market through the end of 2010 and the first half of 2011. While it's tempting to attribute the bleak numbers to a deteriorating housing market, an economist with the Real Estate Center at Texas A&M University said that doesn't tell the whole story.
"The year-over-year decline in existing home sales will be the result of comparing months when there was no tax … (0 comments)
