Excellent information, and I have to agree with Bob Miller's comments below. We all understand why that's not an accurate perspective, but it's our job. It's not the sellers job to understand how we're paid, what marketing expenses are, how many ways comission is split, and so on. If someone asks me a question about cutting comission, I take it as a sign that I didn't do my job correctly. I didn't explain the value of my services, the complexity of the transaction, or the number of people that get paid from those funds. The contract also states, and fortunately, this was not removed that seller shall deliver a property "broom clean with trash and debris removed." But buyers, especially when paying close to a million dollars for a property, have higher expectations than what the contract provides for. And I have to say, even though I represent sellers and buyers pretty evenly, I think sellers should do more than is in the contract.
