A closing is an interesting thing.  Usually someone is getting paid (besides us)!  Someone may be saying goodbye and moving on.  A new person is saying hello to a new home.  So there are many reasons to think there could be some happy vibes from a closing!  But sometimes, closings make me very sad.
Such an occasion arose recently when I helped a great seller client sell their modest home to a new first-time buyer.  The sellers came to me after a failed attempt with a different agency, and we hit it off from the start and work very well together.

I took my first trip to the Trumansburg Fair this year - specifically to watch the Demolition Derby with my boyfriend Rob, who is a motorsports guy.  The fair is really reminiscent of my childhood in Guam, where we had our community fair in July every year, on the 21st, to coincide with Guam's Liberation Day.

Our market as a whole has performed very well from 2009 into 2010.  To date, we are ahead in the ICSD niche market, by 20 sales, with 118 pending.  The average sold price in the area went from $163,760 in 2009 to $175,610 in 2010.  The median went from $150,000 to $170,000.  The market was certainly stimulated by the first time buyer's and move up buyer's tax credits.  Nonetheless, the median price has jumped significantly, instead of trending down as it did from 2008 - 2009.  In that year, just … (0 comments)

The ITHACA REAL ESTATE market is off to a roaring start this year, driven in part by the huge tax credit incentives, which are really bringing the buyers out of every corner!  While most of the movement is in the price ranges below $200K, we are seeing good traction elsewhere as well, and certainly hope the trend will continue.  Move-up buyers still have at least 30 days to take advantage of this tax credit also, and since the recent uptick in mortgage rates, we expect decisions to start coming quickly as we march down the last 30 day stretch into April … (1 comments)

ithaca real estate: Tompkins County Housing Projections - up to 6000 Units Can be Supported - 03/05/10 10:19 PM
A recent study commissioned by the Tompkins County Council of Governments was unveiled on Thursday at a meeting at the Tompkins County Public Library.  The study focused on existing infrastructure that could support immediate residential development.  It was found that there is the potential, through nodal/cluster development along existing corridors, to add up to 6000 new homes in the immediate future.  Three main centers stood out in the study as ideally suited for this type of development:  East Hill Plaza, Cayuga Medical Center, and E. King Rd.

If you are feeling homesick like I am about this time of year, you'd want to be up on the current action in Hawaii.  Due to the earthquake in Chile, residents of many islands in the Pacific region are on alert for tsunamis.  We've only ever seen them hit the U.S. in the movies, really, but this is a real threat and residents are being urged to take emergency precautions.  All main roads are due to be closed in all regions that are under threat.

Not bad!  Tompkins county has seen a BIG increase in airport traffic, which is probably the largest growth statistic contained in this report, prepared by one of our local professors at Ithaca College.  This should be a telling year for local realtors, last year being one with a roughly 10% dip in sales from the previous year.  My thoughts:  ONLY 10%!!!  Whoopee!!!  Here we go, the phones have been ringing a bit more lately and agents are reporting a lot of showing and contract writing in the last week.  For me, two listings under contract since the start of the month!

Probably the hottest environmental topic in the Fingerlakes/Central New York region right now, is Hydro-Fracking, or the process of natural gas extraction through a high pressure, horizontal drilling method.  The outcomes remain hotly debated from both sides of the table, with energy giants one one side, and landowners on the other.  It's already messy in several other areas where drilling has begun and reports are now surfacing (and have been for a while) of drinking water wells becoming contaminated by the fracking process.

Some positive news about the housing market is starting to trickle in lately:  Marketwatch reports that the rate of existing home sales is up 5.1% on the national level, boosted by price discounting.  As a true sign of the times, the article states that 45% of the transactions recorded in February came from "Short" or distressed property sales, which have been averaging a 20% discount off current market values.  See the entire article here.

This morning I listened in on a short-sale webinar by J. Allan, Janie C., and Broker Bryant, all active on this site.  Jennifer is from CO., the other two are from FL., and the statistics they cited about the FL. markets were stark.  Roughly 60% of homes in their markets are distressed sales, therefore there is a need for Realtors in certain areas to perfect the skills required for successful short sale negotiations.
