I just read an article from the Wall Street Journal about pricing your home right to sell it faster.
It is very important to come to terms with the real value of your home in today's market place.
Pricing your home right is especially important in times like these. You need to be price competitively--you are up against foreclosures and short sales.
So, what do you need to do?
Price it right.
Let the buyers know that it is not a forclosure or short sale--in MLS, on flyers, etc.
De Clutter! Get your house ready to sell.

short sale: IS IT WRONG TO PRICE A SHORT SALE PROPERTY LOW? - 02/09/10 03:15 PM
I am seeing other agents listing their short sales at the very lowest price that they can. Is this fair to the homeowner, the buyer and the buyer agent? In my opinion it seems to be misleading. Maybe I am missing something here.
Where do we need to price the short sale? I thought it was supposed to be at a "fair market price". It seems like this is just a marketing ploy to get more interest in the property. short sale: Help needed in finding notice of default for homes in North Carolina - 01/29/10 11:28 AM
I have become CDPE certified and I am trying to get a list of mortgages on homes that are just going into default. I would like to offer distressed homeowners the opportunity to try to sell their homes as a short sale instead of it going into foreclosure. Here in North Carolina, I cannot see a list anywhere.
Any help or suggestions would be appreciated.

This is a follow up to my recent blog about finally getting my short sale closed.
I WAS WRONG! WE ARE NOT CLOSED YET!  The bank, WELLS FARGO, refused to pay for termite treatment.
I am representing the seller. The buyer's agent and I have agreed to reduce our commissions to get this deal closed and we are having a hard time getting a response from the closing agent at the bank. I just had a closing today on a short sale property that I have had listed since March.
I am very happy that this property closed today. The buyer is a wonderful young man who is getting a great deal on his new home. His buyer's agent was a pleasure to work with.
My question is this:
