As with all homes in San Ramon, sales are now in the 2005/2006 range which is great for sellers, especially for those who want to move up from either a condo or townhome to a detached property. For the first quarter of 2014, the San Ramon real estate market was up 14% compared to the same period in 2013. For 2014 the average sales price was $953,150 and in 2013 it was $817,307. The market has skyrocketed in just one year. Looking at the numbers, the San Ramon home market is back to the 2005/2006 levels. Windemere condo and town home sales activy or the month of June: 10 new listings priced from $638,888 to $699,999 1 condo under contract at $699,999 1 closed sale - 3 bedroom town home on Fioli Loop at $685,000 Year to Date Windemere Activity thru June 2013: 5 Condos with an average of 16 days on the market and an avrage price of $571,000. San Ramon is experiencing significant sale price increases over last year both thru April and year to date. Average sales price is up 16% for the month of April and 10% year to date. Unit sales are down slightly, but this is due to lack of inventory. Over the past couple of weeks we are seeing more homes come on the market increasing the inventory slightly. San Ramon Home sales for February 2013 February 2013 home sales for San Ramon were up 16% in average sales price as compared to February 2012. That is a big jump in prices over last year. The gain is attributed to more homes in the $1,000,000 price range selling. Average sales price for the executive homes is up 3%. There is currently 1 active listing in Newcastle which is a patio home listed at $476,500 and 4 pending sales of which 3 are patio homes ranging in price from $349,000 to $528,000 and one executive home priced at $719,000. San Ramon Foreclosures For June 2012 accounted for 5 closed sales ranging in price from $530,000 to $1,025,000 versus 21 for June 2011 ranging in price from $139,000 - $1,200,000 which is a 77% decrease. New listings accounted for 7 in June 2012 versus 21 in June 2011, a decrease of 66%. The number of bank owned properties coming on the market has dramatically decreased from 2011, which would be an indication of a market bottom. There are currently only 5 bank owned properties on the market

San Ramon Valley Unified School District selected Donna Kenon a 5th grade teacher at John Baldwin Elementary the teacher of the year. Ms. Kenon received the award in March of this year and at our local San Ramon Real Estate Marketing (RMA) meeting yesterday we were honored to have her as a guest speaker. It was evident listening to Ms. Kenon that she is passionate about her chosen profession. She sees so much talent in each one of her students and does her best to help them find it in themselves.
