Some fast facts for our neighborhood: The median sales price for homes in ZIP code 95120 for Nov 12 to Jan 13 was $898,000. This represents an increase of 3.8%, or $32,500, compared to the prior quarter and an increase of 12.3% compared to the prior year. The median sales price in Almaden is 84% higher than the rest of San Jose. Total active listings is 35, with 32 pending. We clearly need more homes to sell and sellers are seeing multiple offers over asking due to the high demand driven by low inventory, great schools and fabulous community. So how important are API scores to you? Recent history has shown that higher scores produce demand that ultimately increase home values. Of course many home buyers want to have their cake and eat it too, trying to purchase homes assigned to the 'best' schools for as little as possible. I speak to many people in different neighborhoods of San Jose. It's interesting to note that here in Almaden, for example, I have heard varying stories on the experiences parents have had with all these schools.
