It continues to be a seller's market here in Silicon Valley, with the usual supply vs. demand driving our market.
Buyers in a position to purchase a home are encouraged to do so soon as rates, although historically still low, are expected to continue rising this year. Sellers as always are encouraged to put their home on the market before the official spring selling season begins and their is more competition.

Here in Almaden Valley, as in many areas, supply and demand are the name of the game, and increasing values. We currently have 30 active single family homes, that's less than half of what we had 2 years ago. I was able to sell my clients' fixer upper for significantly more than it would have sold for last year or most likely than it would have sold for this spring or summer. The home is on Redmond Avenue, a somewhat busy street, has lots of potential, but timing was key. Asking price was $899,000 and sold for $925,000, off market per (3 comments)
On fire!! Low inventory in many areas of Silicon Valley are bringing many home sellers record highs for their homes. One of my latest listings, located at 1536 Larkspur Drive in Willow Glen was a 13,720 square foot lot and a tear down. The sellers received $1,00,000, and the developer will be building a gorgeous new home that will add value to the neighborhood. Here we are, almost one week after the traditional Super Bowl 'Home Sale Kick Off Season', and we are still facing a lack of inventory. It really is pandemonium out there. The end of January saw a home in downtown San Jose receive over 300 visitors and 150 offers. This is the most unprecedented selling market in years, with home sellers seeing multiple offers over asking. So if you have been considering putting your home on the market, be the first in your neighborhood to take advantage of this market! Many of our neighborhoods are fairing very well. Activity, and especially pending acting is picking up, and so is hiring!
