silicon valley: Waiting to Buy, How Soon Do Homes Sell and Market Snapshots

National home prices have increased by 6.7% year-over-year. Over that same time period, interest rates have remained historically low which has allowed many buyers to enter the market. As a seller, you will likely be most concerned about ‘short-term price’ – where home values are headed over the next six months. As a buyer, however, you must not be concerned about price, but instead about the ‘long-term cost’ of the home. The Mortgage Bankers Association (MBA), Freddie Mac, and Fannie Mae all project that mortgage interest rates will increase by this time next year. According to CoreLogic’s most recent Home Price Index Report, home prices will appreciate by 5.2% over the next 12 months. What Does This Mean (0 comments)
silicon valley: Weighing in on Mortgage Debt Then and Now

Some homeowners have recently done a “cash out” refinance and have taken a portion of their increased equity from their house. Others have sold their homes and purchased more expensive homes with larger mortgages. At the same time, first-time buyers have become homeowners and now have mortgage payments for the first time. These developments have caused concern that families might be reaching unsustainable levels of mortgage debt. Some are worried that we may be repeating a behavior that helped precipitate the housing crash ten years ago. Today, we want to assure everyone that this is not the case. The economists at CoreLogic recently released a special report entitled, Evaluating the Housing Market Since the Great Recession. The goal of the report was to look at economic recovery since the Great Recession of December 2007 through June 2009. One of the key indicators used in the report to determine the health of the housing market was home price appreciation. CoreLogic focused on appreciation from December 2012 to December 2017 to show how prices over the last five years have fared. Buyer Demand Continues to Outpace the Supply of Homes for Sale The National Association of REALTORS’ (NAR) Chief Economist Lawrence Yun recently commented on the inventory: “Last month’s dip in closings was somewhat expected given that there was such a strong sales increase in March at 4.2 percent, and new and existing inventory is not keeping up with the fast pace homes are coming off the market. Buyers in a position to purchase a home are encouraged to do so soon as rates, although historically still low, are expected to continue rising this year. Sellers as always are encouraged to put their home on the market before the official spring selling season begins and their is more competition.

She believes the new administration will begin changes first with infrastructure, second with trade, and third with immigration laws. Rates will no longer be going down, only up in increments. However they are still relatively low, particularly considering that they have averaged around 7% over the last 30 years. As discussed, if a range from $618,000 to $1M on various online sites does not seem like a gamble, by all means use them. Of course it is preferable to put your biggest asset in the hands of a professional. Just be cautious and take their data with a grain of salt so to speak.
