buy: Port Orange Real Estate: 2007 Year in Review - 01/14/08 01:41 PM
I'm going to start my annual Port Orange real estate blog with the motto I've decided to use for this year: Real Estate is Great in 2008!
In my blog titled Daytona Beach Real Estate: 2007 Year in Review, I gave many details on the history of the Daytona Beach area real estate market over the last few years. Since Port Orange is part of the Daytona Beach area, I highly recommend you read that post. As I said in the Daytona Beach post, it was at the beginning of 2006 that some real estate agents in east Volusia County, where … (1 comments)

buy: Daytona Beach Shores Real Estate: 2007 Year in Review - 01/11/08 12:36 PM
This week, I posted a blog about how well 2008 has started for me. Actually, I posted a couple of blogs on that subject. You can read those here...
Real Estate is Great in 2008Good News for Central Florida Real Estate in 2008? And yesterday I posted the Daytona Beach Real Estate: 2007 Year in Review. I'm going to take some excerpts from the Daytona Beach report, before proceeding with Daytona Beach Shores.
Here's an excerpt from yesterday's post titled Daytona Beach Real Estate: 2007 year in review.... In the summer of 2005, the Daytona Beach area MLS only had approximately 1000-1400 … (1 comments)

buy: Daytona Beach Real Estate: 2007 year in review - 01/10/08 02:24 PM
I recently posted 2 blogs about how well my Daytona Beach real estate sales have started in 2008. This is great news compared to the great real estate meltdown of 2007. Read Real Estate is Great in 2008 and Good News for Central Florida Real Estate in 2008 to find out how my year has started.
Now let's review the residential real estate sales history for Daytona Beach for 2000-2007.
Over the last month or so, I noticed an interesting trend. The residential real estate listing base in the Daytona Beach Area Multiple Listing Service (MLS), which includes all of East … (5 comments)

buy: Good News for Central Florida Real Estate in 2008? - 01/08/08 03:09 PM
It's too soon to tell if this is permanent yet, but as I posted in another blog a couple of days ago, 2008 started out very well for my real estate career. You can read that post here at Real Estate is Great in 2008!
Well, it got even better after that. I now have a contract on one of my listings in River House condominium in Daytona Beach, and we're only 1 week into the new year! I have 2 units available in that complex and the contract is on the unit that is not directly on the river, so … (9 comments)

buy: NEVER assume the other real estate agent is doing their job! - 12/22/07 08:06 AM
As a real estate agent, you should NEVER assume the agent on the other side of the transaction is doing their job! That is the advice that was given to me by a top producer, when I was new to the business. It is one of the best pieces of advice I have ever been given, during the course of my real estate career.
I was just reading Broker Bryant Tutas' recent post titled "350 DOM (Days on Market), 5 Contracts and Finally... SUCCESS! In his post, he wrote about having to coach the selling agent (Bryant was the listing agent), how … (13 comments)

buy: I'm Going To Be In REALTOR® Magazine! - 12/20/07 07:56 AM
You may recall that I recently won a third place prize from HP, for entering their REALTOR® technology contest and writing a winning essay about how technology helps me in my real estate business, and in my personal life. You can read that post here, titled "I'm A Winner!"
In relation to the contest, a couple of days ago I got a call from one of the people I've been speaking with since I won. She had received a call from one of the writers at REALTOR® Magazine who is doing a story on iPAQs. The writer wanted to know if any … (24 comments)

buy: Fabulous New Neighborhood in Port Orange Florida - 12/18/07 03:41 PM
Buy a new house in Port Orange Florida. New construction at it's best!
In my quest to stay abreast of things that can help my real estate clients, I like to frequently visit new housing developments, since every builder offers different perks to their buyers. I compare the prices, floor plans and amenities with other developments and builders in the area.
A couple of days ago I stopped by the Centerline Homes model office at Oakbrook in Port Orange. This is a beautiful community with a very pretty entrance, a children's playground, gazebo, scenic nature trail and a pier overlooking an large … (6 comments)

buy: How Do You Get Your House or Condo To Sell Faster? - 12/16/07 01:53 PM

Given the nature of the strong buyer's real estate market that we're currently in, I thought this would be a good time to talk to my own real estate sellers about how to get their listings to sell faster, including addressing the subject of home staging. With that being said, I'm going to be very direct with this post.
Home Sellers, I have to tell you, in this market, it's going to take every tip, trick and bit of advice your REALTOR can give you, in order to sell your house. I've stated this many times in my blogs but I'll … (8 comments)

buy: Things to Do in Port Orange FL - 12/12/07 12:26 PM

As a REALTOR who was born and raised in the Port Orange area, I know Volusia County like the back of my hand. So I've been writing posts to share my first-hand knowledge with the public. The great thing about living in Volusia County is its' close proximity to a couple of larger cities as well. We have the best of both worlds.
A little background about Port Orange...
It was established on the banks of the Halifax River in 1867.In 1970, Port Orange was home to only 3,871 people. After selling real estate each day in the familiarity of my home county … (4 comments)

buy: How Much Is Your Real Estate Listing Withdrawal Fee? - 12/03/07 02:31 PM
As a REALTOR® who keeps a steady stream of listings flowing through my business, I'm confident in my abilities, my track record and my expertise. I have many satisfied clients who can attest to my success. It's from that P.O.V. (point of view for the non-techies :P) that I'm writing this post.
I was just reading a post by Jim Crawford, which was a cute little story about a Real Estate Listing Agent that was apparently fed up with a seller who couldn't understand why their property wasn't selling. So of course it must be the fault of the listing agent. … (22 comments)

buy: My Fabulous Anniversary (Part 2) - 12/01/07 08:36 PM
This weekend, my husband and I took a short trip from Port Orange (the Daytona Beach area) to the far side of Orlando to celebrate our anniversary. It was actually to Kissimmee which is where you can find many popular tourist attractions, including Walt Disney World, Pleasure Island and many others. Well, after spending my entire life in the Daytona Beach area, it goes without saying that I've been to EVERY them park in the Orlando area. We LOVE roller coasters! But this time, we went to the one attraction I've never seen. I've been begging to go for at least … (8 comments)

buy: Let's Play The Real Estate and Mortgage Blame Game - 11/26/07 01:17 PM
We all know real estate is cyclical. It always has been. It always will be.
So why does everyone seem so surprised that the market is down? And why are we so quick to forget the old adage "If we don't learn from history, then history is bound to repeat itself"?  This may be the first time you've experienced real estate-related negatives, but it's definitely not the first time it's happened. And unless you've been living in a cave, you knew that.
But this post is not about the real estate and mortgage market problems. This post is about finger-pointers, whiners … (13 comments)

buy: Are Appraisals an Accurate Depiction of Real Estate Market Value? - 11/23/07 10:19 AM
Real estate appraisals and true market value. Where do I start?
You'll have to eExcuse me while I ramble a little bit on this post. I'm just going to dump all my thoughts right here, without choosing a side, or even sticking to a specific angle. Please read carefully!
I just read a post my Rich Kruse, titled "Appraisals vs Market Value". Read Rich's post to find out the drastic differences he found when he had other real estate agents do a market analysis/BPO to compare to recent appraisals on the same properties.
Rich made the statement that he doesn't believe appraisals … (18 comments)
