daytona beach: Wordless Wednesday - Peek-a-Boo - 08/12/09 09:36 AM
Following my post from last week's Wordless Wednesday, I though this would be a nice choice for this week's photo.
As usual, my post is not wordless, but the photo is. Enjoy your speculations, make your guesses, and leave your comments. I look forward to reading them  =)  *Sorry this one's a little blurry. Explanation will follow ;-)

daytona beach: First Time Home Buyers; Act Now! Time is of the Essence on the 2009 Tax Credit! - 08/07/09 11:56 PM
First Time Home Buyers, please don't wait a moment longer to take advantage of the 2009 $8,000 tax credit.
You've probably read a lot of information about this program; much of it being conflicting. But I felt the need to point out some important information.
When you read a blog or watch a video about the $8,000 tax credit, FIRST pay attention to the date of what you're reading or watching. This program was changed several times in the first half of the year! The details at this point, and what is expected to be the final program, state that … (2 comments)

daytona beach: Wordless Wednesday Explanation for my Readers. Hungry Anyone? - 06/03/09 05:18 PM
It's good to have variety. For my readers who are wondering what this "Wordless Wednesday" stuff is about, I didn't come up with this concept.
Just what is this "concept"? The idea is to insert posts into our regular blogs, that are all about one particular photo. There are many Active Rain participants who have been following this idea for quite a while now. But I only started a couple of weeks ago. And I'm loving it! I don't know why I didn't start partcipating sooner.
A bit more information... When participating in Wordless Wednesday, if Active Rain bloggers want to … (22 comments)

daytona beach: Hurricane Season Starts June 1st, but Flooding Is Happening Now! Are you Prepared? - 05/22/09 06:27 PM
As I was preparing to write a post regarding your emergency preparation items for hurricane season, which starts June 1st, the Daytona Beach area simultaneously began experiencing extreme flooding after 6 straight days of often torrential rain. And it's not finished yet. Weather reporters are predicting possible record-breaking rain for the month of May. So your Emergency Preparation Items may apply to the current rain and flooding problems, as well as your usual, advance preparation items for Hurricane Season.
I'm blessed to live in a neighborhood of Port Orange that as far as I know, has never flooded. Even as our … (1 comments)

daytona beach: Good Faith Estimates - Knowing & Understanding the Power of the paper!!! - 05/19/09 08:07 PM
When buying real estate, obtaining a mortgage is frequently a part of the buying process. It's also a part of the process that many real estate buyers know very little about. And unfortunately, as a REALTOR®, in my experience, when I've tried to stress this importance to my real estate buyers, they don't always take me seriously enough (because they don't understand). But yesterday I found a fantastic blog about this exact subject.
Here on Active Rain, there are a few mortgage lenders whom I trust to supply me with accurate mortgage information. They stay abreast of industry changes and alert … (5 comments)

daytona beach: More Historic Landmarks in Daytona Beach Florida: From a Daytona Beach Native! - 05/17/09 01:59 PM
A couple of days ago I posted to this blog, some amazing photos that are a well-kept secret of the Daytona Beach area. I took those photos on the way to take pictures of a new townhouse/condo I had listed as a Short-Sale. Unfortunately, the historic structures in that blog were in a horrible state of disrepair.
This particular building had some major renovations a few years ago. It's located right on Hwy. 92 aka International Speedway Blvd. which is a main thoroughfare. This is what prompted the city to do some major restorations on it. And it's beautiful during the … (3 comments)

daytona beach: 386 = FUN? Video, Townhouse Listing and Random Conversations. - 05/10/09 08:12 PM

Last week I listed a townhouse, and after church today, I went there to take photos for the MLS, my web site, and the blog I'll be posting soon. Since this is a tenant-occupied property, I made small-talk with the tenant while taking photos. Then the conversation took an interesting turn. This prompted me to have the same conversation with my daughter when I got home. Imagine my surprise when I got a similar response! Surely Daytona Beach residents haven't already forgotten about our area code change, and the accompanying propaganda at that time!

daytona beach: Established Church, Fresh Anointing, New Home - 05/08/09 09:08 PM
It was the summer of 2003 when our family left our previous church where we had been attending for several years. I had been anticipating that move for quite some time. I had literally dreamed it, and knew God was leading us elsewhere. And it was a good move for all of us.
When we joined the church family at Spirit Life Harvest Church , it wasn't long before I joined the Worship Team (as usual), my husband helped with ushering (as usual) and my daughter became a youth leader (new position for her =). This new church family was a … (13 comments)

daytona beach: Is There A New Wave of Foreclosures About to Hit the Market? - 04/12/09 11:50 AM
In the course of reading through quite a few real estate blogs this afternoon, I've run across a couple of posts that contained information, or questions that were posed in a way that made me question my current position on how I view the short-term future of the real estate economy. The post below is one of them. This information will really make you think.
This post calls into question the future of our nation's real estate climate, and the report is not good. However, before you proceed with this depressing news, consider on this fabulous Easter Sunday, that God is … (7 comments)

daytona beach: Short Sales and Foreclosures - 03/09/09 05:36 PM
I was just reading a blog post by a REALTOR® who has a listing that is a short sale property. This agent was upset with a buyers' agent who had submitted an offer on the short sale listing, and was now complaining about the lack of response from the bank, and the banks' refusal to sign the standard real estate forms that real estate agents' are generally required to include with every offer. It was the opinion of this listing agent that the buyers' agent was lazy and just didn't want to "work hard for a living".
I beg to differ! … (21 comments)

daytona beach: Pulling Back the Curtain. A Behind the Scenes Look at the Real Estate Business - 02/23/09 07:44 AM
As a REALTOR®, it's easy to forget that the public doesn't always know how we get paid and/or how the real estate business works. They don't see what happens behind the curtain. So I'm pulling back the curtain. I believe the consumer might enjoy learning about the hidden part of the real estate transaction, and at times, just how much can be hanging by a thread. Hopefully, you'll enjoy learning about the process behind the process. To keep this as simple as possible, I'll start by stating that REALTORS® are not employees. We're Independent Contractors. We don't get a W-2, with … (6 comments)

daytona beach: Real Estate: Congressional Stimulus Bill and Tax Credits for Home Buyers - 02/12/09 02:07 AM
For everyone who has been waiting to purchase real estate, while pinning your hopes on the empty promises our government has been making, it's time to get off the fence. Yes, there are other bailouts in addition to the one that's addressed in this post, but if this is the indicator of how the others will be handled, they'll either reach the same pathetic conclusion... or they'll be dropped altogether.
Follow this link for a short update on the Congressional Stimulous Bill and the original bill regarding the Tax Credits for Home Buyers program. Information provided by Lenn Harley.

daytona beach: Daytona Beach Residents and Future Residents, Have You Checked Out the Humane Society Lately? - 02/10/09 05:31 PM
This was not my planned blog post for the day, but I made the mistake of taking a peek at the Halifax Humane Society web site. I have to admit that I'm a sucker for cuddly little critters. While most people prefer cats and dogs... OK so I have two cats as well... I just love adorable little furry friends. In addition to my 2 cats, I also have a guinea pig. Her name is Pipsqueak. Isn't she adorable? She's so snuggly!

daytona beach: Daytona Beach area Real Estate Sales Report for 2000-2008 - 02/04/09 11:47 AM
For those of you who are interested in the climate of the real estate market in the Daytona Beach area, you'll be interested in the following information. The chart below shows the real estate market as it climbed to it's peak, and began it's descent in Volusia County. It covers Daytona Beach, Port Orange, Ormond Beach, and all the real estate data from the Daytona Beach Area Association of REALTORS® and Multiple Listing Service (MLS).
In 2008, The National Association of REALTORS® instituted a marketing campaign stating that "Now is the time to buy real estate". You can look through every … (4 comments)

daytona beach: The REALTOR® Code of Ethics: An Expanded Perspective - 01/06/09 05:08 PM
Over a year ago, I wrote a blog post about the REALTOR® Code of Ethics. In real estate, our Code of Ethics is something that sets us apart from other industries, and even other arms of the real estate industry. There are so many misconceptions of REALTORS®, but the guidelines for every REALTORS®' actions are spelled out in our Code of Ethics. So I wanted to provide this information that will educate the public, and put some misconceptions to rest. You'll also find out how YOU (the consumer) can stand up for your rights!
Last week, I completed my recent CoE … (13 comments)

daytona beach: DON'T BLAME THE AMERICAN CONSUMER FOR THE STATE OF THE HOUSING MARKET OR THE ECONOMY. - 01/03/09 01:54 PM

The pure statistics shown above show a clear trend to a declining market.  Numbers don't lie.
WHAT DID THEY KNOW AND WHEN DID THEY KNOW IT?
How many consumers knew that the securitization of mortgages was going to cause a meltdown at Fannie Mae???  Very few.  Why did Fannie and Freddie lower their standards to purchase Sub-Prime and Alt-A mortgages that would reset in 2-3 years??  Did Fannie and Freddie warn the consumers buying homes in 2003-2005 that home prices could implode once the price got too high for the average American consumer to qualify for the price, even with … (6 comments)
