daytona beach: Real Estate Agents: Confidence vs Arrogance (And a Survey) - 12/25/07 03:26 PM
The public opinion of real estate agents can vary drastically. That's not going to be any surprise to any of us. We usually only hear the negative, but that's because we hear what the media reports. And we all know the media prefers negative stories.
Have you ever noticed that when you talk to your family and friends, they don't have a negative perspective about the fact that you're in real estate? I assume that's because you share a mutual respect for each other. Because these people have taken the time to get to know you, they feel comfortable in asking … (11 comments)

daytona beach: NEVER assume the other real estate agent is doing their job! - 12/22/07 08:06 AM
As a real estate agent, you should NEVER assume the agent on the other side of the transaction is doing their job! That is the advice that was given to me by a top producer, when I was new to the business. It is one of the best pieces of advice I have ever been given, during the course of my real estate career.
I was just reading Broker Bryant Tutas' recent post titled "350 DOM (Days on Market), 5 Contracts and Finally... SUCCESS! In his post, he wrote about having to coach the selling agent (Bryant was the listing agent), how … (13 comments)

daytona beach: I'm Going To Be In REALTOR® Magazine! - 12/20/07 07:56 AM
You may recall that I recently won a third place prize from HP, for entering their REALTOR® technology contest and writing a winning essay about how technology helps me in my real estate business, and in my personal life. You can read that post here, titled "I'm A Winner!"
In relation to the contest, a couple of days ago I got a call from one of the people I've been speaking with since I won. She had received a call from one of the writers at REALTOR® Magazine who is doing a story on iPAQs. The writer wanted to know if any … (24 comments)

daytona beach: The Impact of Real Estate Photos/Listing Real Estate to Sell! - 12/15/07 10:18 AM

Bad real estate photos. We've all seen them. And we've read posts about them and seen videos about them, etc., etc. And still they continue. I realize that some people are never going to have an eye for the right angle and light. But why not experiment with turning the lights on or off, and/or just take 15 shots of the same subject, from different angles until you get it right? Just getting the entire house in the shot would be an improvement sometimes. Or how about asking someone to step out of the frame?

The question begs … (8 comments)

daytona beach: My Fabulous Anniversary (Part 2) - 12/01/07 08:36 PM
This weekend, my husband and I took a short trip from Port Orange (the Daytona Beach area) to the far side of Orlando to celebrate our anniversary. It was actually to Kissimmee which is where you can find many popular tourist attractions, including Walt Disney World, Pleasure Island and many others. Well, after spending my entire life in the Daytona Beach area, it goes without saying that I've been to EVERY them park in the Orlando area. We LOVE roller coasters! But this time, we went to the one attraction I've never seen. I've been begging to go for at least … (8 comments)

daytona beach: Visit the Marine Science Center in Ponce Inlet Florida - 11/20/07 03:00 PM
A few weeks ago I spent a leisurely afternoon at Ponce Inlet. I walked through the nature trails, climbed the lookout tower, spent some time on the jetty, watched the sunset, and took lots of great pictures. Ponce Inlet is an absolutely beautiful, popular place to live. It's near Daytona Beach, but not in the thick of all the tourist trappings. The local residents love living there!

On my outing that afternoon, I wanted to visit the Ponce Inlet Marine Science Center but I didn't have time then. So I'm planning an afternoon there soon and I thought I'd share … (7 comments)

daytona beach: And you thought your clients were flaky? - 11/14/07 02:52 PM

I have a condo-conversion project listed, with 42 units available for sale. There are studios, 1 bedroom and 2 bedrooms units available, priced from $114,900 to $148,900.
Before I get to the point, I'll insert a side not here and thank Rick Garcia for his assistance when I started working with this particular seller. You see, the seller lives and works in south Florida and kept bringing up methods of doing business there. Knowing I had seen quite a few condos listed on their Miamism and Active Rain blogs, I gave Rick and Inez Garcia a call. Inez was out in … (8 comments)

daytona beach: Daytona Beach Area Home Sellers Beware! - 11/12/07 06:22 AM

Please be aware that a woman posing as a REALTOR® is targeting homes with FOR SALE signs. This woman will knock on the door, tell the owner that she has spoken with the listing agent and she is there to preview the home for a customer.
When asked for a business card she was able to produce one from a legit REALTOR®. The photo might resemble this woman but it is not her! Once in the home, the woman is looking for prescription drugs. She will probably ask to use the restroom, so she can dig through the medicine cabinet.
So far, … (2 comments)

daytona beach: A Problem in Florida's Ecosystem - 11/10/07 08:25 AM
I was born and raised, and sell real estate in Daytona Beach, FL. Of course, throughout my life, I've visited South Florida many times, and am always fascinated by the obvious differences in our flora and fauna. Daytona Beach, although considered to be part of central Florida, is actually closer to the north part of the state. As such, when you spend time in the southern part of the state, you see the obvious sub-tropical (and HOT) climatic change. This change of climate is especially evident in nature.
In South Florida, there are many species of tropical plants and trees that … (11 comments)

Sunday, November 4 from 10:00 to 4:00, don't forget to attend the Halifax Art Festival. It's being held in the Daytona Beach historic district, in the Downtown Marketplace, on the Halifax River.
I attended last year's art festival and had a lot of fun. There was a great turnout!
There are many talented artists in this area, so I'm sure you won't want to miss this. Come enjoy the art, the … (2 comments)

daytona beach: Buying or Selling Ponce Inlet real estate? - 11/03/07 11:20 AM
If you're buying or selling real estate in Ponce Inlet, you'll be interested in this information. For those of you who are not familiar with Ponce Inlet Florida, let me start with a little bit of information about the city.
Ponce Inlet is an exclusive, coastal town in the Daytona Beach area, but it's very different from the rest of east Volusia county for quite a few reasons. While many cities in the Daytona Beach area extend from the ocean to the mainland, Ponce Inlet is only found on the beachside/peninsula side of the Halifax River, aka Intracoastal Waterway. It's located … (2 comments)

daytona beach: Pay for leads? NEVER AGAIN! - 10/31/07 02:49 PM
Here on Active Rain, and pretty much everywhere REALTORS® congregate, the majority of them don't believe in paying for leads. I realize there are REALTORS® who actually do well with the online lead selling sites. I don't begrudge them for that. We all have different things that work for us.
But after what I just saw, I have to tell this story. At one time, I joined an online lead site that charged me for each lead I chose to accept. After paying for several garbage leads, I discovered that I was not the only agent being charged! When I accepted … (38 comments)
