While national and state reports are helpful, each city and even neighborhood has it's own current status that cannot be predicted on a national level. As a REALTOR®, when I list a house (also: condo, town house, manufactured home), I intend to sell it. Keeping this in mind, after making sure it's priced properly, I communicate with my sellers on the importance of keeping it "show ready". The beds should be made, dishes put away, toys picked up, everything clean and bright. If a particular seller has a lot of photos and knick-knacks sitting around, I advise them that they need to be removed. Experienced REALTORS® know that most home buyers are unable to see past the"stuff", to appreciate how desirable a house may be.

If you read my last two posts, you heard my frustration with trying to schedule appointments to show condos, when all the keys needed to be picked up in the listing offices, or the listing agents had to accompany the showings. After several hours of scheduling appointments, I was finally able to schedule enough showings for my condo buyers who were only in town for 2 days. Their daughter is going to be attending Palmer College of Chiropractic in Port Orange, FL.

I just finished writing a post about Florida's "Sunshine Law" which grants public access to all meetings pertaining to anything even remotely governmental. You can read that post here, at Florida's Government and the Sunshine Law.

I am proud to be posting this information about Volusia County, Florida.
For anyone who's concerned about our atmosphere, which should be everyone, I have some great news for those who live in Volusia County, Florida. Until now, residents of unincorporated areas of Volusia County were only able to recycle items coded 1 and 2. Now, they'll be able to recycle items coded 1 through 7.

It's summer time and as I'm sure you've noticed, the heat can be sweltering.
Did you know that the interior of a vehicle, even parked in the shade, can rise to between 125-140 degrees Fahrenheit within 20 minutes? And in another 20 minutes, that temperature can increase by another 45 degrees.
A person who is unable to get out of a vehicle in these conditions can suffer from brain damage, and if not removed quickly, will suffer heat stroke and die.

In July of 2005, Daytona Beach area pre-construction condo sales hit a record high, according to the Florida Association of Realtors. And one year ago, 2 dozen condominium complexes were under construction in Volusia and Flagler counties, while at the present time, 16 of them are in various stages of completion.
According to Daytona Beach city planners and developers, only a handful of new condos projects will be launched in 2008, as investors are reluctant to risk further millions of dollars, while new sales lag, and growing numbers of condo buyers are forfeiting their existing contracts.
