florida real estate: Have You Seen the New Look of Localism? - 07/22/10 11:06 PM
Have you seen the new Localism layout? I LOVE it! In my last blog post, which was a Localism post that primarily focused on the city of Port Orange, FL, I decided to add a link to my own Localism blog posts. So I clicked the "States" button as I usually do, and.... SURPRISE! Localism has a whole new look! And it's so professional!
Take a look for yourself. Click on the "States" button on the bar above. (If you have a black bar and didn't change your text to a lighter color, you can't see the buttons.)  Running down the … (8 comments)

florida real estate: Explaining Contingency Offers to Real Estate Sellers - 03/23/10 05:26 PM
With the market being as slow as it is, some real estate sellers may be desperate enough to consider purchase offers that are contingent on other sales. Unfortunately, this consideration sometimes stems from the misconception that their listing will still be readily available to potential buyers. But this is simply not the case!
As the listing agent of quite a few houses, condos, manufactured homes and vacant parcels, when another agent brings me an offer on one of my listings, with a contingency attached that involves the sale of another house, condo, manufactured home or piece of vacant land, I can … (6 comments)

florida real estate: Weighing In on the Real Estate Tax Credit for First-Time Home Buyers - 04/29/09 09:30 AM
Yesterday, Florida REALTORS® received an e-mail today about the "American Recovery and Reinvestment Act" which is the $8000 tax credit for qualifying first-time home buyers. The e-mail came from the Florida Association of REALTORS® (FAR), asking Florida REALTORS® to contact their state representative, and contained a link to a form letter to e-mail.
I just posted the actual e-mail as a topic for discussion on LinkedIn, in the "Real Estate Services" group. If you haven't joined the group, feel free to do so, and feel free to post your own topics for discussion in the group =)
But on this post, … (5 comments)

florida real estate: FLORIDA FIRES-STATE OF EMERGENCY! - 05/03/07 02:02 PM

Governor Crist has declared a State of Emergency for all of Florida.
We now have mandatory "burn bans" in some areas and the smoke is thick at my own house, which is about 30 miles from the closest burn site.
15 new fires broke out today! I spoke with a family member who lives in Jacksonville (approximately 100 miles north of us), and was told the smoke is extremely dense there, since they have fires to the north and south of them. If the wind shifts, they just get hit from another direction.
Please pray for us!

florida real estate: How Realtors Represent Their Clients; The Legalities - 05/02/07 05:34 PM
This is a difficult topic to explain to buyers and sellers. The laws differ from state-to-state, so this article will only apply to the state of Florida.
Let's start with the basic foundational rule that the broker of a real estate company, owns all the listings (seller's interests) and sales (buyer's interests) that are processed through that company.Next to be built upon that foundation is, the broker (and every agent who works with that broker) cannot represent the best interests of the parties on opposite ends of a transaction.Home Buyers: When you call a Realtor to ask about a particular listing or … (13 comments)

florida real estate: REAL ESTATE VIDEOS vs VIRTUAL TOURS - 04/22/07 04:59 PM
(This blog has been updated. The new information is at Real Estate Videos and Virtual Tours.)
I am admittedly, a You Tube addict. Unfortunately, my addiction so far, has not been business related. But as I've been building my "fun" channel, I've been constantly considering how I could use a real estate channel in a way that would be truly beneficial to my real estate listings. I've seen many real estate channels there, but they get very few subscribers or views, and seem to be operated by novices.
I told my manager several months ago, I see no reason why we can't do … (12 comments)
