listings: Is the Real Estate Economy So Bad that People Can't Afford Their Pets? - 11/16/08 03:24 PM
I was shocked when I recently read an article in our local newspaper, indicating that due to the economy, people are being forced to give up their pets. Of all the things I've heard about this horrible economy, this has to be one of the most depressing. I'm going to share something that recently happened with one of our pets. But make sure you read all the way to the bottom for a FREE way, yes I said a FREE way to help the pets that have lost their homes!
Just last week, one of my cats came within hours of … (19 comments)

listings: Summer in Daytona Beach: Wow It's Hot! But We Have A New Public Pool! - 08/09/08 12:14 PM

Great news for Daytona Beach residents who need a way to escape the heat. A new public aquatic center has been built on the corner of Nova Road and George W. Engram Blvd. This new "regulation size" pool is the Cypress Aquatic Center, with a 101 swimmer capacity. But this is more than just a pool. This affordable way to spend a day ($3.00 for adults, $2.00 if under 17, children under age 7 must be accompanied by a responsible person over the age of 16.) has locker rooms with showers, family changing rooms, and a covered picnic area which … (6 comments)

listings: REALTORS® selling For Sale By Owner (FSBO) listings, and the Daytona Beach Real Estate Market - 06/24/08 11:13 AM

Last week I wrote a Daytona Beach real estate blog that provided general information, updates and listings. In that blog post, I mentioned how over the years, there have been times when, as a REALTOR®, I've sold houses that were not actually listed in the Daytona Beach area Multiple Listing System (MLS). In this post, I'm going to elaborate on the real estate conditions of a few years ago, in contrast with today's real estate market, and how it affects the way real estate agents conduct their business.
With the current Daytona Beach area real estate market being such a … (5 comments)

listings: Negotiating a Home Warranty with your Florida Real Estate Sale - 03/16/08 04:55 PM
If you're buying real estate in Florida, and you're using a REALTOR® professional, then depending on where you live, there's a good chance your real estate agent is using the FAR/BAR Real Estate Contract for Sale and Purchase or the FAR/BAR "As Is" Real Estate Contract for Sale and Purchase. One of the great things about the FAR/BAR real estate contracts is a clause that was added a few years ago, regarding Home Warranties.
If your REALTOR® is using the FAR/BAR "As Is" contract, the home warranty clause is found on lines 98 and 99. If your REALTOR® is using the regular … (7 comments)

listings: How to Create Your Own Real Estate Listing Videos - 02/29/08 10:40 AM

A couple of days ago, you may have read my post about the web site called WellcomeMat, where REALTORS can upload their videos or slide shows of their real estate listings. Here's the link to that post: WellcomeMat Free Real Estate Video Web Site. A couple of questions came up in the comments, that I'm not sure were answered in full, and I wanted to address those in this post.
In my previous post I also mentioned Real Estate Shows. For the novice, or the agent who is too busy to do a full video tour of a listing and doesn't want … (15 comments)

listings: WellcomeMat: Free real estate video web site - 02/27/08 12:01 PM
I've been posting my real estate videos to for quite a while now. No offense to Jeff Turner's Real Estate Shows. I like Jeff. He's a nice guy and Real Estate Shows is a great product that is also very affordable. But I am a fan of "free" =)
But this post is to find out if anyone else here uses WellcomeMat. I'm asking because WellcomeMat has made a lot of changes to their site, including a points system. (Gee. I wonder where they got that idea) But part of their points system is "Connections". When members mutually "connect" with each … (77 comments)

listings: The Impact of Real Estate Photos/Listing Real Estate to Sell! - 12/15/07 10:18 AM

Bad real estate photos. We've all seen them. And we've read posts about them and seen videos about them, etc., etc. And still they continue. I realize that some people are never going to have an eye for the right angle and light. But why not experiment with turning the lights on or off, and/or just take 15 shots of the same subject, from different angles until you get it right? Just getting the entire house in the shot would be an improvement sometimes. Or how about asking someone to step out of the frame?
The question begs … (8 comments)

listings: ALL REALTORS® ARE NOT CREATED EQUALLY! - 05/21/07 03:09 AM
I keep wondering, when I bring buyers to see a house, and compare the house itself, to the Daytona Beach MLS information, why I see not just discrepancies and mistakes, but sometimes what can only be defined as downright laziness on the part of the listing agent.
A couple of days ago, while showing several houses, I found
One that had no mention of the garage!?! One that had only 3 photos of a gorgeous home, when The Daytona Beach area Multiple Listing Service holds 12. One that had no mention of the pool ?? One that had no mention of … (38 comments)

listings: Sharpening Skills-Real Estate in a Changing Market - 04/11/07 04:58 PM
After a steep drop in area sales, and an unprecedented listing inventory, 2007 is showing much desired improvement in market conditions in central Florida. In the summer of 2005, in the Daytona Beach area Association of Realtors, our MLS showed an average total inventory of approximately 1400 listings. We now have over 7000!  At the same time, at the peak of the market boom, the Daytona Beach MLS records showed monthly sales from between 500 and 800 per month. Since the summer of 2006, those numbers have been between 200 and 300. But thankfully, those sales transactions are slowly increasing; even … (1 comments)
