real estate: Volusia County Parade of Homes 2008, Where and How to get started! - 03/30/08 01:02 PM

Last week I posted my first blog about this year's real estate Parade of Homes for Volusia County. The models have been open for over a week, since the winner was already chosen. You can read about this year's winner, and a real estate market update in this link.
Up until now, the homes have just been open for people to come and go into each model they wanted to see. And home buyers will continue to be able to do that. But today is the actual start of the Parade itself.
If you want to join the actual "Parade", it starts … (0 comments)

real estate: Buying or Selling Real Estate in Daytona Beach? - 03/29/08 07:58 AM

If you already live in Daytona Beach, or if you're planning to move to Daytona Beach, here's another great reason to live here.
Daytona Beach has many cultural events that even the locals don't know about. As a native of Daytona Beach, and a 4th generation Floridian, I've been utilizing many of my real estate blog posts to educate the local residents as well as the visitors about the fabulous things to do in Daytona Beach, and the surrounding cities. I realize this post, as well as many of my other posts, are not really about real estate, but as … (0 comments)

real estate: Blogging for Real Estate. Does it work? - 03/27/08 03:08 PM
Yes, this is another real estate blog... kinda. I see the question being tossed around a lot amongst other real estate bloggers, as to whether blogging actually works or not.
Yesterday, I wrote a quick post to this blog, about the 3 new real estate listings I had just taken. But I neglected to mention one thing. The lead that brought those listings came directly through my Active Rain real estate blog. A man who is trying to help his parents get their investment properties sold, after having a bad experience with another local REALTOR®, did an internet search and found my … (10 comments)

real estate: 3 Affordable Houses in Daytona Beach, FL. New on the market! - 03/26/08 05:09 PM
Today I listed 3 VERY affordable houses in the heart of Daytona Beach Florida! These listings are so new, I haven't even had time to process all the photos, create e-flyers and get everything on my web site, let alone fill out all the paperwork for the Daytona MLS (Multiple Listing Service). But I wanted to get the word out fast. What better way is there to do that, than to get the information on a real estate blog?
Here are the basics.
1613 3rd Street, Daytona Beach. 3 bedrooms, 2 bathrooms, 1620 square feet $125,0001618 3rd Street, Daytona Beach. 4 bedrooms, … (4 comments)

There are only a few concerts left in this season. So don’t miss The Irish Rovers, this Thursday, March 27 at 7:30 p.m., at the News Journal Center at 212 S. Beach Street in Daytona Beach. real estate: Ponce Inlet participates in Florida Heritage Month! - 03/21/08 06:29 PM
Did you know March 15 through April 15 is Florida Heritage month? I only recently found out, and I'm a 4th generation Florida native, born in Daytona Beach, just a few short miles from Ponce Inlet. There's even a FHM Commemorative Poster.
Ponce Inlet Florida hosts a lot of local events, since there are so many fantastic public gathering places there. People who have bought real estate in Ponce Inlet are the biggest advocates of how wonderful it is to live there! But I digress.
This post is to encourage everyone to attend Florida Heritage Day this Saturday, March 22, 2008, … (3 comments)

real estate: Why Good Communication Skills are Necessary in Real Estate and in Life - 03/20/08 02:45 PM
A real estate dilemma... Proper communication in real estate business... or any business!
I was just reading a post by Jason Crouch, who is the owner of a real estate brokerage in Austin, Texas. Jason's post is titled "How to properly leave a brokerage-Am I wrong to expect a call?" Jason was discussing the reasons why REALTORS® choose to leave one brokerage and move to another. But he was most puzzled by why some agents just transfer their real estate licenses, without even having the courtesy of having a conversation with their soon-to-be previous broker.
If you're not in the industry, just … (8 comments)

real estate: Port Orange Family Days: Kidz Days 2008! - 03/18/08 11:14 PM
Each year in October, the city of Port Orange, which lies just south of Daytona Beach, has a huge event called Port Orange Family Days.
Well, this year the city of Port Orange is also having "Port Orange Family Days: Kidz Days" this Thursday through Sunday, March 20-23. There will be a carnival every day, and there is a free booth where kids can create their own Easter hat to wear in their very own Easter Parade!
As usual, the event will be held at the Port Orange City Center, but it will compliment the events being held by First Baptist … (5 comments)

real estate: Daytona Beach Real Estate Buyers and Sellers, here's another reason to live here! - 03/17/08 03:25 PM

Do you think you'd like to live in Daytona Beach Florida, but don't know what to expect? Well, I've written a billion (OK, that may be a slight exaggeration.) blog posts about Daytona Beach real estate. But I haven't said much about South Daytona, which is such a beautiful city, right next door to Daytona Beach!

Well, a few days ago, during the course of one of my typical real estate days: show houses, go to condo project office, run errands, eat, etc., (I had to type "eat". Now I'm hungry!) ... I decided to stop by the Riverfront … (9 comments)

real estate: Negotiating a Home Warranty with your Florida Real Estate Sale - 03/16/08 04:55 PM
If you're buying real estate in Florida, and you're using a REALTOR® professional, then depending on where you live, there's a good chance your real estate agent is using the FAR/BAR Real Estate Contract for Sale and Purchase or the FAR/BAR "As Is" Real Estate Contract for Sale and Purchase. One of the great things about the FAR/BAR real estate contracts is a clause that was added a few years ago, regarding Home Warranties.
If your REALTOR® is using the FAR/BAR "As Is" contract, the home warranty clause is found on lines 98 and 99. If your REALTOR® is using the regular … (7 comments)

real estate: Here we go again. Fair Housing setups? - 03/12/08 03:09 PM
Last week, I posted to this blog, a question I found on Trulia that in my opinion, was a violation of the Federal Fair Housing Law. The post was titled Violating the Federal Fair Housing Laws. Several people disagreed. Well, once again, I have found a question on Trulia that is a Fair Housing violation. And I doubt anyone will disagree with me on this one!
Neighborhood Assistance Please Looking for a family/children oriented neighborhood with good schools in seminole county. My daughter is going into 3rd grade and I want her to have that "friends in the neighborhood" opportunity. Perhaps Casselberry, … (11 comments)

real estate: Another Busy Week for Lisa Hill, in Daytona Beach Real Estate - 03/09/08 05:43 PM

Yes, you read my title correctly; I had a busy week last week, in Daytona Beach real estate.
As I’ve been stating since this year started, my business has picked up tremendously. Many of you have attributed it to my attitude and decision to have a personal slogan for this year: “Real Estate is Great in 2008!”. (I really should just add a new page to my web site, just for my annual slogan.) Whatever the reason, I’m having a great year. But it’s not exactly what I expected... sometimes God works in mysterious ways.I’ve mentioned in several of my other … (9 comments)

real estate: Real Estate: Buying, Selling, Pre-Qualifying and Communicating - 03/08/08 12:27 PM
Real Estate: Buying, Selling, Pre-Qualifying & Communicating. If you’re a seasoned real estate agent, I’m preaching to the choir. And if you’re a real estate buyer or seller, you may be pretty knowledgeable yourself. But after a call I received this week, it’s regrettable that this post is actually necessary. As a REALTOR® a big part of my job is to pre-qualify my real estate buyers before I show them any houses or condos in the Daytona Beach area. Even more so if they want to see one of my listings. I owe it to my sellers to make sure that … (5 comments)

real estate: The Relationship Between REALTORS® and their Clients - 03/04/08 03:28 PM
Real estate buyers and sellers, and the agents who help them, this post is for all of you!
I was just reading a post by Lola Audu about some happy real estate buyers of hers who had been approached by a scam artist. Fortunately, the buyers called their trusted real estate agent instead of taking the word of a stranger who was trying to make them believe that their home had liens against it and was going into foreclosure. It’s a shame that these real estate scam attempts are becoming all too common. My reason for writing this post is to … (11 comments)

real estate: Chelsea Place-Ormond Beach Community goes Green! - 03/03/08 03:53 PM

Daytona Beach real estate is finally going green! Well, actually, it’s Ormond Beach.ICI Homes has a “green” community on Granada Blvd., (aka Hwy 40) in Ormond Beach that is now in phase 2. It’s Chelsea Place. The sales staff was nice enough to take me on a tour and show me a video of how these homes are different than homes of the past. Yes, I’m saying “homes of the past” because it won’t be much longer, that buyer’s are willing to settle for the old way of doing things. And why should they buy real estate that doesn’t come with … (8 comments)

real estate: How to Create Your Own Real Estate Listing Videos - 02/29/08 10:40 AM

A couple of days ago, you may have read my post about the web site called WellcomeMat, where REALTORS can upload their videos or slide shows of their real estate listings. Here's the link to that post: WellcomeMat Free Real Estate Video Web Site. A couple of questions came up in the comments, that I'm not sure were answered in full, and I wanted to address those in this post.
In my previous post I also mentioned Real Estate Shows. For the novice, or the agent who is too busy to do a full video tour of a listing and doesn't want … (15 comments)

real estate: REALTOR® helping with real estate for divorcing couples - 02/28/08 05:56 PM
Real estate sellers and buyers in the Daytona Beach area, who may be going through a divorce, separation, or other situation of a similar nature, this blog is for you!
I have worked with many real estate sellers and buyers in your situation. I obtained this experience because it has been referred to me by a family law attorney who trusts my skills and judgment in these sensitive matters.
I understand that your situation is not the same as other real estate transactions. I understand that you have specific needs of a unique nature. I understand the difficulties you're facing.I understand the … (4 comments)

real estate: WellcomeMat: Free real estate video web site - 02/27/08 12:01 PM
I've been posting my real estate videos to www.wellcomemat.com for quite a while now. No offense to Jeff Turner's Real Estate Shows. I like Jeff. He's a nice guy and Real Estate Shows is a great product that is also very affordable. But I am a fan of "free" =)
But this post is to find out if anyone else here uses WellcomeMat. I'm asking because WellcomeMat has made a lot of changes to their site, including a points system. (Gee. I wonder where they got that idea) But part of their points system is "Connections". When members mutually "connect" with each … (77 comments)

real estate: Violating the Federal Fair Housing Laws - 02/27/08 09:23 AM
REALTORS, REAL ESTATE AGENTS, BUYERS AND SELLERS BEWARE!
We all know that we cannot violate the Fair Housing Laws. Anyone who tries, must be missing a few brain cells. And I ran across something just a few minutes ago that is prompting this post.
I was on www.Trulia.com and ran across a question from a "Home Buyer" that said the following...
I live in Illinois. Want to buy 2b/2bath condo in Miami Beach walking distance to Jewish area (sinagogue), the same time want to be close to the ocean. Any places like that? I want to use this condo as a rental property … (8 comments)
