relocate: Chelsea Place-Ormond Beach Community goes Green!
- 03/03/08 03:53 PM
Daytona Beach real estate is finally going green! Well, actually, it’s Ormond Beach.ICI Homes has a “green” community on Granada Blvd., (aka Hwy 40) in Ormond Beach that is now in phase 2. It’s Chelsea Place. The sales staff was nice enough to take me on a tour and show me a video of how these homes are different than homes of the past. Yes, I’m saying “homes of the past” because it won’t be much longer, that buyer’s are willing to settle for the old way of doing things. And why should they buy real estate that doesn’t come with (8 comments)
relocate: WellcomeMat: Free real estate video web site
- 02/27/08 12:01 PM
I've been posting my real estate videos to www.wellcomemat.com for quite a while now. No offense to Jeff Turner's Real Estate Shows. I like Jeff. He's a nice guy and Real Estate Shows is a great product that is also very affordable. But I am a fan of "free" =) But this post is to find out if anyone else here uses WellcomeMat. I'm asking because WellcomeMat has made a lot of changes to their site, including a points system. (Gee. I wonder where they got that idea) But part of their points system is "Connections". When members mutually "connect" with each (77 comments)

relocate: Buy an affordable Daytona Beach house and walk practically everywhere you need to go!
- 02/22/08 05:02 PM
A couple of days ago, I posted the information on my newest real estate listing in the Daytona Beach area. It's a 2 bedroom, 1.5 bath house on the Holly Hill/Ormond Beach border. It's actually in Holly Hill, just 2 blocks from the Ormond Beach city line. You can view that listing here. Buy house at 225 Arragon Street, Holly Hill, FL. (Video for this house is coming soon!) I actually listed this house on Monday, but I've had a really busy week (Real Estate is Great in 2008!) and I had noticed a lot of quality shopping and businesses in the (5 comments)

relocate: Real estate is great in 2008! (Yep, I'm still saying it!)
- 02/14/08 03:52 PM
Real estate is great in 2008! I've made this my motto for this year, and it's proving to be true for me. On January 3 I wrote my first post with this title. I've adopted this as my personal motto for selling real estate this year. Because whatever our minds believe, we can achieve. And to quote the bible, "Out of the abundance of the heart, the mouth speaks". And I believe that no matter what the media says, or what anyone else is experiencing, I'm going to have a blockbuster year! (To read my first post about this, go to (25 comments)
relocate: Surfside Villas-Daytona Beach Condos almost gone. Don't wait!
- 02/12/08 03:07 PM
I've previously posted blogs about the condos I have listed for sale or rent in Daytona Beach, called Surfside Villas. This is a condo-conversion project and each unit is available for sale or lease. The building has a total of 42 units, 18 of which have been sold. Since the real estate market has been so slow, the seller of the remaining 24 unsold units, who also speaks for many of the previous purchasers, decided to rent the units until the market turns around. When he made this decision, I couldn't even find a property management company to take on this (3 comments)

(That would be me) But I’d also like to share with you, some of the many things this family-friendly city has to offer. If you arrive at Port Orange from I-95, you’ll be looking at a sign indicating that the street right in front of you is named Dunlawton Avenue if you go east, toward the ocean, and it’s named Taylor Road if you (4 comments)

relocate: Awesome Open Houses!
- 02/01/08 03:12 PM
Every so often, Adams Cameron & Co., REALTORS® has an "Open House Extravaganza!" Last weekend was one of those times. Now as you know, for this year, I've made the decision and coined the phrase "Real Estate is Great in 2008"! Right after Christmas my business started picking up, and it has continued to do so throughout the month of January. Now, back to our Open House Extravaganza. Our company took out a full-page, full-color ad in the Daytona Beach News Journal and every house in the ad was held open. The last time we did this a few months ago, (13 comments)
relocate: Edgewater/Florida Shores. Oak Hill, Volusia County Real Estate Sales: 2007 Year in Review
- 01/31/08 02:12 PM
Well this is it. My last post in my 2007 real estate year-in-review series. I have now covered all of east Volusia County, with the exception of a couple of tiny towns that only had 1 or 2 sales last year. Within the next few days, I'll put everything together and create one chart for comparing all the cities in one place. Like I've done in each of the other posts, I'm going to insert a snippet from my Daytona Beach post here, before continuing with the real estate sales data for the city of Edgewater. "In the summer of 2005, (2 comments)

relocate: Wilbur by the Sea Real Estate Sales: 2007 year in review
- 01/28/08 11:59 AM
In my blog titled Daytona Beach Real Estate: 2007 Year in Review, I gave many details on the history of the Daytona Beach area real estate market over the last few years. Since Wilbur-by-the-Sea is closely linked to Ponce Inlet, and is part of the Daytona Beach area, I highly recommend you read most importantly, the Daytona Beach post, but also view the charts in each post. As I said in the Daytona Beach post, it was at the beginning of 2006 that some real estate agents in east Volusia County, where the Daytona Beach Area Association of REALTORS is located, (3 comments)

Many years ago, when I first started selling houses, I was working with a lady who told me she was deathly afraid of cats. Since one of the houses we were going to see was my own listing, I knew the owner had cats. So I told my buyer that I would go inside first and check to see if they were inside or not. (They had a kitty door.) So I went in and looked around and didn't see either of the cats, anywhere. I even looked under the beds, in the closets and on top of the refrigerator. I (14 comments)
relocate: South Daytona Real Estate Sales: 2007 Year in Review
- 01/20/08 11:29 AM
As I continue to provide you with updates on real estate in 2007 for the Daytona Beach area, in post number 7, (this post) we'll cover South Daytona. South Daytona is located to the immediate south of Daytona Beach, but does not extend to the beachside/peninsula. However, South Daytona does have some exquisite luxury homes on the Intracoastal Waterway and the U.S.1 corridor in that area is under completely redevelopment. Commercial buildings are eligible for government grants to freshen up the city. Some other added bonuses are the riverfront parks, plenty of sidewalks, more affordable homes than you'll found in Port (7 comments)

For post number 6 in my 2007 real estate year in review series for the Daytona Beach area, this post will cover Ponce Inlet. In east Volusia County, Ponce Inlet is the premier city and arguably the most desirable location. Even in the worst markets with the slowest sales, the values remain the highest in the area.
