sell: Awesome Open Houses! - 02/01/08 03:12 PM
Every so often, Adams Cameron & Co., REALTORS® has an "Open House Extravaganza!" Last weekend was one of those times. Now as you know, for this year, I've made the decision and coined the phrase "Real Estate is Great in 2008"!
Right after Christmas my business started picking up, and it has continued to do so throughout the month of January.
Now, back to our Open House Extravaganza. Our company took out a full-page, full-color ad in the Daytona Beach News Journal and every house in the ad was held open. The last time we did this a few months ago, … (13 comments)

sell: Edgewater/Florida Shores. Oak Hill, Volusia County Real Estate Sales: 2007 Year in Review - 01/31/08 02:12 PM
Well this is it. My last post in my 2007 real estate year-in-review series. I have now covered all of east Volusia County, with the exception of a couple of tiny towns that only had 1 or 2 sales last year. Within the next few days, I'll put everything together and create one chart for comparing all the cities in one place.
Like I've done in each of the other posts, I'm going to insert a snippet from my Daytona Beach post here, before continuing with the real estate sales data for the city of Edgewater.

sell: New Smyrna Beach FL Real Estate Sales: 2007 Year in Review - 01/30/08 02:46 PM
Over the past few weeks I've been covering the 2007 real estate sales for the Daytona Beach area. You can read those posts here...

One unique factor about New Smyrna Beach is it's proximity to Orlando. Many people who work and live in Orlando own second homes in New Smyrna Beach. That has long been one of the big forces that drive the New Smyrna Beach … (2 comments)

sell: Wilbur by the Sea Real Estate Sales: 2007 year in review - 01/28/08 11:59 AM
In my blog titled Daytona Beach Real Estate: 2007 Year in Review, I gave many details on the history of the Daytona Beach area real estate market over the last few years. Since Wilbur-by-the-Sea is closely linked to Ponce Inlet, and is part of the Daytona Beach area, I highly recommend you read most importantly, the Daytona Beach post, but also view the charts in each post.
As I said in the Daytona Beach post, it was at the beginning of 2006 that some real estate agents in east Volusia County, where the Daytona Beach Area Association of REALTORS is located, … (3 comments)

sell: Adopt a Turtle Nest in Daytona Beach Florida! - 01/24/08 08:14 AM
In line with my series of posts on the problems with Florida's ecosystem, I decided to post a short little happy blog this time.
In one of my previous posts that was actually NOT part of the series, I mentioned that since we're allowed to drive on the beaches in the Daytona Beach area, we have to be careful not to disturb the sea turtle nests. This is actually a big problem. You can read that post here: Driving on Daytona Beach part 2 (Beach Conservation).
Well now the Volusia/Flagler Turtle Patrol is helping to ensure the continuation of this endangered … (8 comments)

sell: Being Sensitive To Your Clients Needs: A REALTORS® Perspective - 01/22/08 01:44 PM
Many years ago, when I first started selling houses, I was working with a lady who told me she was deathly afraid of cats.  Since one of the houses we were going to see was my own listing, I knew the owner had cats. So I told my buyer that I would go inside first and check to see if they were inside or not. (They had a kitty door.)
So I went in and looked around and didn't see either of the cats, anywhere. I even looked under the beds, in the closets and on top of the refrigerator. I … (14 comments)

sell: South Daytona Real Estate Sales: 2007 Year in Review - 01/20/08 11:29 AM
As I continue to provide you with updates on real estate in 2007 for the Daytona Beach area, in post number 7, (this post) we'll cover South Daytona. South Daytona is located to the immediate south of Daytona Beach, but does not extend to the beachside/peninsula. However, South Daytona does have some exquisite luxury homes on the Intracoastal Waterway and the U.S.1 corridor in that area is under completely redevelopment. Commercial buildings are eligible for government grants to freshen up the city. Some other added bonuses are the riverfront parks, plenty of sidewalks, more affordable homes than you'll found in Port … (7 comments)

For post number 6 in my 2007 real estate year in review series for the Daytona Beach area, this post will cover Ponce Inlet. In east Volusia County, Ponce Inlet is the premier city and arguably the most desirable location. Even in the worst markets with the slowest sales, the values remain the highest in the area. To find out why, read Buying or Selling Ponce Inlet Real Estate?

I just finished giving annual real estate updates for the year 2007 for
Daytona BeachDaytona Beach ShoresPort OrangeAs I stated in a couple of those posts, my motto for this year is Real Estate is Great in 2008! I came up with that motto with good reason. Just read my post titled Good News for Central Florida Real Estate in 2008.
But this post is about what happened in real estate for the year 2007 for the city of Ormond Beach Florida. This is the year-in-review market report.
Let me start by quoting from my Daytona Beach real estate 2007 year-in-review post.

sell: Daytona Beach Shores Real Estate: 2007 Year in Review - 01/11/08 12:36 PM
This week, I posted a blog about how well 2008 has started for me. Actually, I posted a couple of blogs on that subject. You can read those here...
Real Estate is Great in 2008Good News for Central Florida Real Estate in 2008? And yesterday I posted the Daytona Beach Real Estate: 2007 Year in Review. I'm going to take some excerpts from the Daytona Beach report, before proceeding with Daytona Beach Shores.
Here's an excerpt from yesterday's post titled Daytona Beach Real Estate: 2007 year in review.... In the summer of 2005, the Daytona Beach area MLS only had approximately 1000-1400 … (1 comments)

sell: Daytona Beach Real Estate: 2007 year in review - 01/10/08 02:24 PM
I recently posted 2 blogs about how well my Daytona Beach real estate sales have started in 2008. This is great news compared to the great real estate meltdown of 2007. Read Real Estate is Great in 2008 and Good News for Central Florida Real Estate in 2008 to find out how my year has started.
Now let's review the residential real estate sales history for Daytona Beach for 2000-2007.
Over the last month or so, I noticed an interesting trend. The residential real estate listing base in the Daytona Beach Area Multiple Listing Service (MLS), which includes all of East … (5 comments)

sell: Good News for Central Florida Real Estate in 2008? - 01/08/08 03:09 PM
It's too soon to tell if this is permanent yet, but as I posted in another blog a couple of days ago, 2008 started out very well for my real estate career. You can read that post here at Real Estate is Great in 2008!
Well, it got even better after that. I now have a contract on one of my listings in River House condominium in Daytona Beach, and we're only 1 week into the new year! I have 2 units available in that complex and the contract is on the unit that is not directly on the river, so … (9 comments)

sell: NEVER assume the other real estate agent is doing their job! - 12/22/07 08:06 AM
As a real estate agent, you should NEVER assume the agent on the other side of the transaction is doing their job! That is the advice that was given to me by a top producer, when I was new to the business. It is one of the best pieces of advice I have ever been given, during the course of my real estate career.
I was just reading Broker Bryant Tutas' recent post titled "350 DOM (Days on Market), 5 Contracts and Finally... SUCCESS! In his post, he wrote about having to coach the selling agent (Bryant was the listing agent), how … (13 comments)

You may recall that I recently won a third place prize from HP, for entering their REALTOR® technology contest and writing a winning essay about how technology helps me in my real estate business, and in my personal life. You can read that post here, titled "I'm A Winner!"
In relation to the contest, a couple of days ago I got a call from one of the people I've been speaking with since I won. She had received a call from one of the writers at REALTOR® Magazine who is doing a story on iPAQs. The writer wanted to know if any … (24 comments)

Buy a new house in Port Orange Florida. New construction at it's best!
In my quest to stay abreast of things that can help my real estate clients, I like to frequently visit new housing developments, since every builder offers different perks to their buyers. I compare the prices, floor plans and amenities with other developments and builders in the area.
A couple of days ago I stopped by the Centerline Homes model office at Oakbrook in Port Orange. This is a beautiful community with a very pretty entrance, a children's playground, gazebo, scenic nature trail and a pier overlooking an large … (6 comments)
