Believe it or not, the photos in this post are of a house I recently sold. We just closed last week. You should know that these sellers are experienced at buying and repairing houses that need a lot of work. But this house brings new meaning to needing a lot of work! It needs a LOT of work! And just before closing we had one more problem that caused the entire ceiling in the garage to collapse. Unfortunately, I didn't get pictures of that disaster.

This is such an overly discussed topic that I'm reluctant to bring it up again; but I'm concerned with what I'm finding on other real estate sites, about the houses and condos that I've listed. I was recently reading a post by Brian Brady about Zillow's new program that allows their advertisers to have their face and links show up at the top of their real estate pages, while Trulia is penalizing their advertisers by inserting the "no-follow" code into their advertiser's links. As a REALTOR®, I've encountered many strange things over the years. I'm sure I'm only going to only scratch the surface in this post, but I thought I'd share a few things memorable experiences.
The filthiest house I've ever seen: This one was very early on in my career. As a REALTOR®, when I list a house (also: condo, town house, manufactured home), I intend to sell it. Keeping this in mind, after making sure it's priced properly, I communicate with my sellers on the importance of keeping it "show ready". The beds should be made, dishes put away, toys picked up, everything clean and bright. If a particular seller has a lot of photos and knick-knacks sitting around, I advise them that they need to be removed. Experienced REALTORS® know that most home buyers are unable to see past the"stuff", to appreciate how desirable a house may be.
