I love this post by John Meussner which shows a soft way to approach for sale by owner homes so that the sellers ask you to list their homes.  I think that the advice to approach sellers with well deserved confidence is spot on! After all, don't we know a lot about the market that we can share with them?  
Is this going to be part of your business in the last quarter or heading into 2017? We are putting the systems in place to start off 2017 as strong as possible.

Dear Mr. FSBO
I understand that you are selling your home yourself to save money. You won't have to pay 3% or 6 % if you sell your home yourself. 
You may save a portion of the commissions, but since over 90% of the For Sale By Owner homes are sold by Realtors, you may very well end up paying the buyer's agent 3%.  Now, the buyer's agent who is getting 3% from you has a buyer agency agreement with the buyer to represent the buyer. I met with a For Sale By Owner in Bethesda yesterday who was selling his home without an agent because he was very close to being underwater.  He owed nearly as much on the house as he expected to be able to net on its sale.   The seller readily admitted that the house needed lots of work, and that it was being sold "as is" because he couldn't afford to make any repairs.  Having not seen the property yet, I said that perhaps the property would be a good project for someone who likes to "flip" properties.  Since my buyers' … (3 comments)
