lise howe group: Which Repairs Should You Make Before Going on the Market? - 03/14/23 05:23 PM
If you’re about to put your home on the market, there are probably some repairs and changes that need to be taken care of to ensure you get top dollar for your home.  The first is well known now.  You must declutter.  This doesn't mean that you need to put everything away.  I believe that the buyers coming to see your home want to know that a real person has lived in the property you are selling.

lise howe group: 4 Reasons to Buy a Condo - 03/14/23 05:10 PM
Those considering purchasing a new home may want to consider becoming a condo owner. Popular with every homeowner—from first-time buyers to retirees—condos offer many advantages over a traditional stand-alone property. Below are the top four.
Affordability: If you’re looking for a newly built home, a condo is likely to be less expensive than a stand-alone property. Why? Condos are often smaller in size than homes containing comparable numbers of bedrooms and baths. In addition, condos often share many building elements such as walls and roofing, so the cost of construction is often lower, resulting in lower pricing.  As land gets more expensive, builders … (15 comments)

lise howe group: Surprise - Social Media Can Help You Scope Out Neighborhoods - 03/12/23 05:19 PM
Choosing a city to live in can be easy.  Very often it is dictated by family concerns or a new job.  Once you are committed to the city, where do you live in the city? It can be a little more difficult to narrow it down to a neighborhood.
Without leaving your couch, however, you can explore a neighborhood through these three social media sites on a computer or with smartphone apps:

lise howe group: Where to See the Cherry Blossoms - Not at the Tidal Basin! - 03/08/23 01:30 PM
The cherry blossoms are predicted to be early this year in 2023. According to the National Park Service they will be at peak bloom from March 22-25.  I guess we all are ready for spring to be here, including the cherry trees themselves.
The cherry trees at the Tidal Basin are world famous.  When you walk around the Tidal Basin to see the blossoms, you hear so many languages being spoken - but there are also SO many people walking around, snapping selfies, trying to capture a National Geographic worthy photo of the trees framing the Tidal Basin and the Jefferson Memorial.  … (15 comments)

lise howe group: Kites and Cherry Blossoms in DC! - 03/02/23 07:21 PM
The warm weather is moving the peak time for cherry blossoms rapidly forward this year.  I am not sure how the Cherry Blossom Festival and the cherry blossoms are going to intersect this year - but one thing that doesn't have to be moved is the annual kite festival at the Washington Monument.
The National Cherry Blossom Festival kicks off at the end of the month, including the big opening festival, a parade with princesses and the Blossom Kite Festival
The annual Blossom Kite Festival will take place this year on March 25 from 10 am to 4 pm and will include a virtual component, … (32 comments)

lise howe group: St. Patrick's Day Is Coming - Do You Want a Castle in Ireland? Just 2M - 03/02/23 02:29 PM
Blackwater Castle in County Cork is for sale.  It is surprising how many castles are available to buy throughout Europe from France to the Czech Republic and beyond - but Blackwater Castle, listed by Christies International, is astonishing to me.
The history of Blackwater Castle dates back 10,000 years, making it one of the oldest continuously occupied sites in Ireland.  The site's history spans thousands of years, originally populated during the early Mesolithic period. There is further evidence that the site had been occupied during the late Bronze Age and early Iron Age too when it was known as the fortress of … (21 comments)

lise howe group: Biophilic Design 101 - 03/02/23 05:39 AM
Last year, the visual search engine Pinterest(link is external) recognized “biophilic design” as a trending search term. Searches for “biophilic architecture” had risen 150%, while searches for “biophilic design bedroom” were up 100%. For real estate professionals, it’ll be important in coming months and years to understand this particular trend and how to incorporate it into a space.
Biophilic design has come up recently in the news related to a glass Helix shaped building that Amazon had planned to build.   Amazon announced that it has hit pause on its Amazon 2 headquarters which is being built in Crystal City, Northern Virginia.  Amazon has … (10 comments)

lise howe group: What Potential Buyers Should Consider This Spring - 03/02/23 04:39 AM
The busiest season in the housing market traditionally is the spring because so many buyers wait until then to make their move. Those buyers believe the spring is the best time to find a home. However, that isn’t always the case when you factor in the competition you could face with other buyers at that time of year. If you’re ready to buy a home, here’s why it makes sense to move before the spring market picks up.
Spring Should Bring a Wave of Buyers to the Market When Rates Start to Move AgainIn most years, the housing market goes through predictable … (14 comments)

lise howe group: Jack's Roofing in SIlver Spring, MD - 02/03/23 06:22 AM
When I put an older townhome in DC under contract recently, the inspector identified two missing slates in the third story roof. After selling homes in DC for the last thirty four years, I know that you can't call just any roofer to repair a slate roof.  An inexperienced roofer may carelessly walk on the roof, breaking more slates that he repairs.
Homeowners want to maintain and protect their slate roofs. Hard slate will last from 75 to 200 years while soft slate, such as Bangor slate, will last for 50 to 125 years.  Slate roofs give the expectation of durability and … (10 comments)

lise howe group: FAQ on Homeowners Insurance for First Time Homebuyers - 01/29/23 12:54 PM
Congratulations on being under contract on a new home - or Hooray!  you are on the path to homeownership.  If you’re thinking of becoming a homeowner, you’ve likely spent time budgeting for additional expenses – property taxes, lawn care, new furniture to fill up that extra space…you get the idea. But have you factored in protection for your new home?
While you’re crunching numbers, remember to include homeowners insurance.  I have never seen a mortgage company that did not require you to have homeowners insurance for your new mortgaged home.  They want to know that if anything happens to your new home, … (36 comments)
