Yesterday was the first day of summer in Bethesda - even though the calendar says we have a full month remaining of spring.  I wanted to eat outside for lunch with my family and The Mussel Bar at 7262 Woodmont Avenue seemed to be the perfect place.  I have always loved their location right on Woodmont Avenue between the American Tap Room and  Raku. The Bethesda Maryland real estate market has started to slow. Pending sales are decreasing while inventory is starting to increase, and the months of supply has begun to creep up. 
 
 
     The closed sales among single family homes has been stronger than that for condos and townhouses.  Hopefully April will turn the tide and put us back into a positive direction. 
 The pending sales have stayed consistent with the five year average, suggesting a stronger spring.

I love these ideas, which work really well not only for sellers but buyers too - after all, they are moving too - it is just a question of timing - before or after closing.  Can you imagine how far you will rise in your client's estimation if you arrive with a box of cleaning supplies, water, power bars, plastic bags and tissues! Markers and masking tape would also be well received!

It is so important to talk with your lender and find out all the restrictions that go with your loan program. For example,  if you are looking for a condominium, the type of loan can restrict the buildings that you can consider.   Talk to your lender!  Make sure you get as flexible a loan as possible! 
As a home buyer understanding what you can buy is much more than your budget.   Understanding what you can buy also includes the type of property and conditions of sale.

I just read an article on Houzz about spring maintenance, and one item on the to do list was to eliminate standing water to combat mosquitoes.  As everyone knows, mosquitoes love to lay their eggs in standing water.  Even a thimble sized patch of standing water can host a mosquito looking for someone to lay her eggs.

According to a recent article in Inman, citing Yardi's February Matrix Monthly, a report covering 111 rental markets throughout the nation. the national average apartment rental price rose $7 to an all-time high of $1,175, representing a 0.6 percent monthly gain and 5.9 percent annual gain. 
However, rental price gains are slowing, and Yardis that suggest the overall rental growth for the rest of 2016 will be moderate compared with 2015. Declining growth of technology and oil are putting a damper on markets like Denver, Houston, San Francisco and Portland.

I had a settlement this evening in Virginia - the happy conclusion of a five month long short sale negotiation.  As you can imagine, it was a wonderful day for the buyer and a bittersweet day for the sellers, but they handled the closing with dignity and grace. 
The settlement was moderately interesting since it started at 6:30 on February 29th - I have never had a settlement that started at 6:30 in the evening but that was not what made it really special.  It was the parties to the transaction who made it so special.
