When a seller chooses to counter-offer rather than accept an offer, he/she kills the original offer. The offer is DEAD, and it was killed by the side who countered it rather than accepting it. That's a powerful message, because sellers and buyers often assume that they are "keeping the deal alive" when they counter.

HUD does NOT notify companies when their NAID number is expiring. The day you write an offer is NOT the time to discover that your firm's NAID (Name Address IDentifier) has expired. Any agent representing a client in the purchase of a HUD-owned property must have an active NAID number, and an expired one cannot be used even temporarily. 
NAID numbers must be renewed annually, and the process has no fast-track option. Finding the renewal date is easy. Follow these steps:

You or your client found the perfect property;  but then you  find out that you have to make a bid on the client's behalf, instead of simply presenting a contract to the listing agent. Don't despair! BidSelect® is one of the sites you might run into, and navigating the site is really not difficult. To make it easier, here are instructions COMPLETE with illustrations. NOTE that the listing agent cannot input the offer for you in most instances, so you will have to register and place the bid for your client, unless you intend to refer the client.

The roll-out of HUD's new site for viewing and bidding on HUD properties is underway. Buyers and agents who have been using BidSelect will need to register on the new site, HUD Homestore. While properties are still on BidSelect, the change-over is in full swing. HUD Homestore is the new website that will feature all HUD homes, and it is also the new bidding site. With an increasing number of foreclosures, new "Marketing and Management 3" vendors, the new website, and increased publicity, HUD may be gearing up to be an even bigger REO player than in the past.
