Dear buyer who is tempted to "low ball" an offer: Let's talk about making a winning offer. If a "win" is getting a bargain, we may be looking a long time in the current sellers' market. If a "win" is getting the house you really want, we need to be realistic about what sellers expect during a sellers' market. It's pretty unlikely that you can squeeze an owner in the current market. I just finalized a contract for a couple buying their first home, and they told me that everybody they know had been trying to coach them on how to make an offer. The best offer in "times like these," they had been told, was one that started out being embarrassingly low. "If you are really embarrassed by your offer, the seller is going to be really angered by it. Is that the way you want to negotiate?" I asked. I asked them two more questions.
