If you're working with an agent in the Cincinnati/Dayton Ohio area, we work with a common MLS approved contract.  It's developed by real estate attorneys and includes pages and pages of details that covers the normal process of buying a home.
And part of that normal process of buying for a home?  The provision for contingencies.
There are many things that SHOULD happen from first offer to sitting at the closing table and finalizing a home's purchase, but not everything happens as it should 100% of the time.

If you're buying or selling a home in the Cincinnati Ohio area, chances are the purchase offer will be written on a Cincinnati Area Board of Realtors standard contract.   It's written originally by real estate attorneys and there are blank spots for your agent to fill in key terms such as:
Offer price
Closing dates
Time frames
Contingencies
Now contingencies in the purchase contract fall into two categories:
Those built into the contract are standard language and cover critical aspects such as financing, inspection, appraisal & HOA review.
