market report: What's My Morrow Ohio Home Worth? April 2020 - 05/25/20 07:09 PM

Like much of Warren County real estate markets, Morrow home sales took a little dip due to coronavirus and shelter-in-place putting a bit of a damper on the overall real estate market.  However, this month's info points to that dip as being VERY temporary.  The number of homes under contract point to a return to a normal Spring surge in sales.  Stick with us for further details.

A slight slowdown versus normal for the time of year, but not a huge dropoff in activity.  Prices are still good and time to sell is still only a little over a week on median.  Coronavirus will have less impact on the market in high demand areas such as Mason.

market report: What's My Mason Ohio Condo Worth? April 2020 Update - 05/17/20 06:43 PM
April is a "status quo" month for Mason Ohio condos and the reason continues to be the same:  JUST NOT ENOUGH CONDOS FOR SALE.  Two months in a row, SEVEN active condos for sale as we write the report.  And of that 7, 3 are priced $300,000 or more, which is beyond the high demand condo range of $100-200,000.  Not enough supply of affordable condos means quick sales, but not ENOUGH sales to truly meet buyer demand.  If you've got a specific community, style, feature, etc. in mind as a buyer, you need to be patient, and then act VERY quickly.  … (2 comments)

market report: What's My Lebanon Ohio Home Worth? April 2020 Update - 05/08/20 07:32 PM
Here's the condensed version:  coronavirus has SLOWED the Lebanon Ohio real estate market, but NOT destroyed it.  The PAUSE the state put in place is basically what has happened with home sales.  Instead of being in peak market, we're behind the norm but there is pent up demand.  There's a surge in homes under contract, and if you expected prices to plummet, you guessed wrong.  No reason to sell cheaper at all!  Okay, you got the condensed version, jump to the graphs and stats below to get the details.

Morrow Ohio's real estate market continues to show no negative impact from Ohio's shelter-in-place requirements.  Sales were higher than typical, and prices are doing well.  The biggest concern is MORE homes for sale are needed to support buyer needs.  Stick with us for further details.

market report: What's My Mason Ohio Home Worth? March 2020 - 04/12/20 03:06 PM

You'd expect with corona the real estate market for Mason Ohio would be heading DOWN in a major way, but that assumption would be disputed by the numbers.  And given the choice, I'll take the cold hard facts over emotional gut feels when it comes to real estate trends.  More homes than typical were sold in March and that shouldn't be a total surprise.  Mason is a high demand Cincinnati suburb and the relative shortage of homes for sale means outside influences will continue to have less impact than those same circumstances might have in another market area.

market report: What's My Mason Ohio Condo Worth? March 2020 Update - 04/11/20 08:12 PM
The corona virus and shelter in place does NOT seem to be impacting the Mason Ohio condo market.  Sales are still good, the number for sale has stayed very low, and time to sell is very quick.  We've got high demand, low inventory, it's the makings to buck negative news.

market report: Warren County Ohio Real Estate Market Snapshot April 1, 2020 - 04/01/20 07:54 PM

COVID-19 has made its presence known in many ways.  This would usually be the start of the Spring Warren County Ohio real estate market.  It would soon be the busiest time of year.  Instead, with concerns about the virus, shelter in place requirements, job layoffs and more, the real estate market has dropped off significantly.  2020 WAS showing signs of easily outperforming 2019.

COVID-19 is impacting the Springboro real estate market, but it's still early to determine the full impact.  What is clear, COVID-19 or not, is there's a clear shortage of homes for sale in Springboro.  The other thing is clear is that with a smaller number of homes sold, data can swing wildly.  Jump to the stats review starting with the charts below for more clarity on what we're seeing right now.

COVID-19's effects can be felt with decreasing inventory and fewer buyers actively looking.  The February stats in this report predate most of the local reaction to COVID-19.  We do expect a slow down as a reaction to the precautions in place.

market report: What's My Mason Ohio Home Worth? February 2020 - 03/19/20 07:12 PM

We're in uncertain times thanks to corona.  This report covers a time frame prior to much of the news concerning the virus, schools closing, businesses closing, etc.  Mason Ohio would normally be considered a safer place than usual for buying a home that will hold value, so that's part of the good news.
The stats for February show 2020 beating 2019.  Now with social distancing in full play, showings and real estate activity is currently depressed.  Time will tell exactly how much impact will occur to values and home sales.

We live in interesting times thanks to corona.  We're working on information that predates the concerns and the store shelves barren of TP.  If I had to pick one category that may have more immunity to market influences than others, it would be Mason Ohio condos.  There's a demand for affordable homes in Mason, and condos fit the need.
