Real estate income can be a bit erratic. 
Our local market is a classic bell curve, with heaviest activity in Spring/Summer and then tapering down as school starts back up.  There's still plenty of activity outside of that peak time, but once the all the leaves are gone and snow starts falling it's generally only the serious sellers and buyers active.
So how can you offset seasonal slowdowns?

There are a very limited number of locations to buy a new construction condo on a golf course in Greater Cincinnati, so you can expect strong demand for them.
Tonight, there is one less new golf course condo to be purchased as our buyers laid their claim on a new unit to be completed next Spring.

We're in a tight market locally, especially when it comes to condos.
Resale condos are in an extremely tight supply, and when a good one is new to the market, it moves quickly, and sometimes for way more money than one would rightfully expect based on similar sales.  But hey, supply and demand, right?
So when resale shopping is making life difficult, AND a buyer has the timeline to support it, moving on from OLD CONSTRUCTION and shopping NEW CONSTRUCTION might be the answer.
Now admittedly new construction adds a few more wrinkles to the equation:

You're driving by a new subdivision and the builder has a BIG sign advertising at the entrance.
Prices starting at $xxx and there's some REALLY appealing number there!
Wow, that's a price I can afford and look at these fantastic BRAND NEW houses!!
Is that price a bait and switch tactic?  Or is it a REAL price?
To some degree it's a bit of both and which side of the equation you think it falls may very well depend on what YOU consider a MUST HAVE vs. a NICE TO HAVE.

In Ohio closings are typically a gather 'round the table type event.  Title company, buyers, sellers, their agents and sometimes even the loan officer.  Now the first three parties are the truly essential.  If they don't sign the appropriate documents and transfer the necessary funds, the home isn't changing hands.
It's rare for me to not be physically present at closing with my clients.  It's typically a feel-good moment and just in case my client has any questions I'm there to help.
But we're not living in typical times are we?

Fischer Homes' Monroe Meadows paired patio home community is making progress!
We popped by today during a freezing rain/snow flurry and where before there was just a meadow, now there's scraped earth.  The outline of the street, the curbs and some lot stakes are up.
There have been some release delays, so it's still too soon to order your paired patio home, but Fischer Homes is almost ready to work with buyers (AND THEIR AGENTS).

1.  Subdivisions.  Large or small, custom or mass production builders, these offerings will be the vast majority of new construction homes.
2.  Development of rural land.  This may be a single home or a small cluster of homes and typically on larger lots (1-5 acres most commonly).

If you're interested in building a new construction home in Greater Cincinnati, you've got more than a few decisions to make. 
Which area of the city?
What's your budget?
Which builder?
Once you narrow down the first few questions, that leads you to another big one:
Which floor plan is right for you?
All the major builders have their main floor plans online, but unless you've got a good feel for space and can mentally translate the plan into a visual, that can be a challenge.

The clock is ticking.  2019 is quickly winding down and we're closing out another decade.
If your plans for 2020 include a new construction home in Greater Cincinnati, you may already be behind schedule if you haven't started the process yet.
How can you be behind schedule?
Depending on the builder, the time from first contact to keys in your hand can be long.

It took some years for the builders to fully realize that there's a serious demand for brand new patio homes in Greater Cincinnati!  The major builders have been adding new communities and increasing selections, and that's fantastic for patio home buyers!
There is one caveat to that though.  The builders have priced out many potential patio home buyers with for the most part a minimum price that after options typically tops $300,000, and often $400,000 or more.  There are some limited places to stay under $300,000, but expect to stay smaller AND plainer to make that happen.
