It may not look like much at the start.
Bare dirt, but there's potential.  Some ideas of what can be done to add value and put some demand in place.
Much like undeveloped land, that's how our blog begins.  Not much there, but ideas to follow and if we do it right, there's something of value in the future.
There are many ways you can use your blog to build your business.
One of the better ones for us?
Providing information about new construction opportunities in our market.

new construction: Ask An Ambassador: What's New? - 10/12/21 01:33 PM
Real estate income can be a bit erratic.
Our local market is a classic bell curve, with heaviest activity in Spring/Summer and then tapering down as school starts back up.  There's still plenty of activity outside of that peak time, but once the all the leaves are gone and snow starts falling it's generally only the serious sellers and buyers active.
So how can you offset seasonal slowdowns?
Understanding your local new construction opportunities is one path to consider.
In our case, there's a fair number of new construction opportunities in the Cincinnati to Dayton corridor with a small handful of production builders responsible for … (8 comments)

new construction: New Construction Lebanon Ohio Golf Course Condos For Sale - 08/19/20 07:52 PM
There are a very limited number of locations to buy a new construction condo on a golf course in Greater Cincinnati, so you can expect strong demand for them.
Tonight, there is one less new golf course condo to be purchased as our buyers laid their claim on a new unit to be completed next Spring.
After visiting a number of condos, patio homes and regular homes from the West Side of Cincinnati all the way to the southern suburbs of Dayton, we ultimately finished within a mile of where we started, Lebanon's Shaker Run golf community.
Shaker Run offers and award winning public … (4 comments)

new construction: Out With The Old, In With The New Construction - 08/16/20 07:42 PM
We're in a tight market locally, especially when it comes to condos.
Resale condos are in an extremely tight supply, and when a good one is new to the market, it moves quickly, and sometimes for way more money than one would rightfully expect based on similar sales.  But hey, supply and demand, right?
So when resale shopping is making life difficult, AND a buyer has the timeline to support it, moving on from OLD CONSTRUCTION and shopping NEW CONSTRUCTION might be the answer.
Now admittedly new construction adds a few more wrinkles to the equation:
1.  How long will it take to be built?
2.  … (2 comments)

new construction: What Does A New Construction Starting At Price REALLY Mean? - 08/05/20 08:34 PM
You're driving by a new subdivision and the builder has a BIG sign advertising at the entrance.
Prices starting at $xxx and there's some REALLY appealing number there!
Wow, that's a price I can afford and look at these fantastic BRAND NEW houses!!
Is that price a bait and switch tactic?  Or is it a REAL price?
To some degree it's a bit of both and which side of the equation you think it falls may very well depend on what YOU consider a MUST HAVE vs. a NICE TO HAVE.
That price IS real, but with conditions:
The home is probably the smallest floor plan available.
The … (1 comments)

new construction: I Wasn't There - 04/17/20 05:23 PM
In Ohio closings are typically a gather 'round the table type event.  Title company, buyers, sellers, their agents and sometimes even the loan officer.  Now the first three parties are the truly essential.  If they don't sign the appropriate documents and transfer the necessary funds, the home isn't changing hands.
It's rare for me to not be physically present at closing with my clients.  It's typically a feel-good moment and just in case my client has any questions I'm there to help.
But we're not living in typical times are we?
While in both states I'm licensed (Ohio & Kentucky) currently consider real estate … (2 comments)

new construction: Lebanon Ohio New Construction Paired Patio Home Update - 04/15/20 05:13 PM
Fischer Homes' Monroe Meadows paired patio home community is making progress!
We popped by today during a freezing rain/snow flurry and where before there was just a meadow, now there's scraped earth.  The outline of the street, the curbs and some lot stakes are up.
There have been some release delays, so it's still too soon to order your paired patio home, but Fischer Homes is almost ready to work with buyers (AND THEIR AGENTS).
What is a paired patio home?  Basically think a duplex ranch style condo with a finished lower level.
Monroe Meadows will be within the Lebanon city limits and … (2 comments)

new construction: What Is Infill Home Development? - 04/02/20 07:02 PM
If you're considering a new construction home in Greater Cincinnati you'll find you have three main choices:
1.  Subdivisions.  Large or small, custom or mass production builders, these offerings will be the vast majority of new construction homes.
2.  Development of rural land.  This may be a single home or a small cluster of homes and typically on larger lots (1-5 acres most commonly).
3.  Infill.  Either in suburbia or urban, this is using smaller parcels of undeveloped land to build a small number of homes.  This might be a single home, and sometimes involves a tear-down of an older home to build a … (4 comments)

new construction: Is There A Model Home To Tour? - 02/03/20 05:35 PM
If you're interested in building a new construction home in Greater Cincinnati, you've got more than a few decisions to make.
Which area of the city?
What's your budget?
Which builder?
Once you narrow down the first few questions, that leads you to another big one:
Which floor plan is right for you?
All the major builders have their main floor plans online, but unless you've got a good feel for space and can mentally translate the plan into a visual, that can be a challenge.
So here's the good news, most communities have a model home (or two) that will give you a good feel … (3 comments)

new construction: Want A Cincinnati New Construction Home in 2020? - 12/27/19 05:15 PM
The clock is ticking.  2019 is quickly winding down and we're closing out another decade.
If your plans for 2020 include a new construction home in Greater Cincinnati, you may already be behind schedule if you haven't started the process yet.
How can you be behind schedule?
Depending on the builder, the time from first contact to keys in your hand can be long.
On the short end, some builders may be able to turn a home from dirt to roofed and move-in ready in 4-5 months.  Most commonly, it's 6-7 months for most mass production builders.  Other builders quote closer to 10 months.  If … (1 comments)

new construction: Cincinnati Low Maintenance Move In Ready Homes By M/I Homes 12/2019 - 12/18/19 04:09 PM
Looking for a different style of new construction low maintenance living in northern Cincinnati?  M/I Homes Lifestyle series of low maintenance homes in Daventry at Summit Park in Blue Ash are NOT like other low maintenance living homes in the area.
M/I Homes low maintenance homes are similar to patio homes in that they're low maintenance in both building materials and the fact that the HOA mows the grass, takes care of the snow and does the basic landscaping.  But that's about where the similarity ends.
The low maintenance homes in Daventry at Summit Park are similar to the low maintenance homes M/I … (0 comments)

new construction: Move In Ready Cincinnati Condos By Fischer December 2019 - 12/11/19 08:29 PM
If you're looking for low maintenance living in Greater Cincinnati, your two primary choices are patio homes and condominiums.  They may go by different names than patio homes or condos, but basically the main difference comes down to attached or detached.
Patio homes typically cost a bit more than condos (at least suburban condos), so if your budget is a bit too tight for a patio home, a condo might be be the right choice.
Just like Fischer Homes has move-in ready patio homes, they also have a selection of move-in ready condos for Greater Cincinnati home buyers.  And since condos are … (1 comments)

new construction: Think Outside Of The Assembly Line Builders - 12/04/19 08:02 PM
There are some major builders in the Greater Cincinnati area responsible for the majority of new construction homes.  They'll plan a community, perhaps just regular single family homes, or perhaps a mix of regular homes, patio homes and condos.  The community may or may not include amenities like swimming pools, walking trails and clubhouses.
The builders are (for the most part) very good at doing what they do well:  building a limited selection of homes with limited options to deviate from their approved floor plans.  Those floor plans and options work well for typical home buyers, but what if you have particular … (3 comments)

Another Cincinnati low maintenance living option is on the horizon with M/I Homes' recent announcement of the Retreat at Carriage Hill community in Liberty Township.  They've scraped the dirt and have the streets mapped, so it shouldn't be long until this 63 home section of the master planned Carriage Hill community is ready for buyers to place orders.
M/I Homes is experienced in building low maintenance living options having already completed one section of patio homes in Carriage Hill and now adding Retreat at Carriage Hill with a notable twist:  These four ranch plan homes feature a rear entrance garage.

new construction: More Cincinnati New Construction Patio Homes Coming! - 11/18/19 06:55 PM
It took some years for the builders to fully realize that there's a serious demand for brand new patio homes in Greater Cincinnati!  The major builders have been adding new communities and increasing selections, and that's fantastic for patio home buyers!
There is one caveat to that though.  The builders have priced out many potential patio home buyers with for the most part a minimum price that after options typically tops $300,000, and often $400,000 or more.  There are some limited places to stay under $300,000, but expect to stay smaller AND plainer to make that happen.
Depending on the community, patio homes … (0 comments)
