Lunch with the Ambassador (of Apex North Carolina!) Even though for many people today is a day of relaxation, as a Real Estate agent, I took it as an extra opportunity during the week to show houses to a prospective homeowner. 
 
Today, after my client and I had looked at several houses in Apex, we decided to stop for lunch in "downtown Apex." 
Of the many excellent restaurants on Salem Street, we opted for Anna's Pizzeria. Their lunch special is always awesome!

I don't want to "list" your home. I want to sell your house!
Big difference! The common thought may have once been that a Realtor comes over, sticks a sign in the yard, "lists" your home on the MLS, and viola, in a few days you're counting your money at the closing. Nowadays a potential seller has to be ready to "SELL" the house. How?
Listing a home involves a lot of work up front for me as the Realtor.

Foreclosure? What does that mean to me as a buyer? I had that question asked of me last week while I was showing homes to a lovely young couple.   The previous week I had the opportunity to explain to them what a short sale was and how it affected them as buyers, as we had toured homes and came upon one home listed as such.

Everyone's looking for a bargain these days, and here in Cary, North Carolina buyers are no exception. Fortunately, or maybe unfortunately for the bargain hunters, because we didn't have the huge percentage of appreciation that was felt in New York, California, and Florida a few years ago, we also now aren't feeling a big depreciation either.
These facts tell the story that we don't have a huge supply of foreclosures in the Triangle area of North Carolina, but we do have them!!
Right now in Cary, there are 14 homes listed as either foreclosures or in the foreclosure process.

The 4 Seasons of North Carolina After a couple of weeks of unusually cold weather throughout the country, and in the South particularly, we here in Apex, North Carolina, had a few days of warm rain last week.

Several weeks ago in North Carolina we had a strange weather episode. About 5pm the sky got very dark, then a high wind picked up.  Soon we had a torrential rain that lasted about 15 minutes. When the rain storm passed the sky turned a weird shade of yellow.  I stepped out on my deck to see that sky and then spotted this beautiful rainbow that spanned the whole sky. Suddenly it turned into a double rainbow! You can't see it in this picture, but it was a full rainbow with 2 ends.

While looking at the latest market reports and real estate statistics recently, the one phrase that kept jumping out was that houses priced correctly will sell.   Well, that seems like a no brainer.
The issue is what is the correct price?
 As realtors, we are all taught how to price a home. Use the comparable homes in the area that are sold, compare those houses with what is currently  on the market, what homes have expired or been withdrawn, and what homes are under contract. I've heard about the fall colors in Vermont, seen pictures of the Northwest, and lived in Upstate New York for my childhood. Autumn was always my favorite season (if you don't count Spring and Summer.) Living in San Diego for 16 years, the one thing I missed was the changing of the seaons, and especially the Fall . 
However, this year the autumn color in Wake County is spectacular. Last year we were in the midst of a drought so our leaves went from green to brown to winter without much fanfare. This year we're making up for it in spades!
