Back in August I wrote a couple of blogs about our experience buying a new car and the service issues, comparing the experience with real estate.
 Well, now we've been on the Selling end of the deal, trying to sell our used car.

We have a buyer looking for their family's dream home in the Triangle area of North Carolina. 
Well, actually, all of our buyers are looking for their dream home, but these buyer's have some specific criteria.
They would like a newer home built after 2000, about 2500 square foot or more, with a master bedroom on the first floor, for under $275,000.  Now, here's the part that isn't always listed in the MLS - they want maintianance free vinyl siding, a great school district, and about 1 acre of land, a private wooded lot, and yet driving distance to RTP and the employment areas … (2 comments)

I recently received a full page color flyer with our Saturday News & Observer advertising Brighotn Forest, a new home community in the Fuquay Varina Apex area of North Carolina. Having buyers coming in from out of town in this price range, of course I had to go and preview the homes.  The  homes were lovely, as was the community.
The stone and wood fence entrance was beautiful.
A nicely landscaped and wooded street led to the beautiful pool area and clubhouse. What a nice surprise to see many families swimmimg and enjoying the pool, even on a Monday.

 The Office of Federal Housing Enterprise Oversight has a Home Value Calculator to give an estimate.
I've used this calculator to look at a typical home bought in the first quarter of 2000 for 200,000 in the Raleigh Cary area and what the government estimates your house would be worth today: 

While a $79,100 increase is a nice profit, it's not as much as many other areas that I've looked at.
For Example, the NY White Plains area had an appreciation of $226,000!

In thier latest article titled America's Most Overpriced Zip Codes, Yahoo.com reported on Saturday that Forbes.com has come out with an interesting way to look at investing in real estate.
In a report for Forbes.com, Hotpads.com produced a price-to-earnings spread for each ZIP code in the nation's 40 largest cities by comparing rental costs with buying costs for similar properties, based on number of bedrooms, location and price per square foot.

realtor: Cary NC market report for June 2008 - 07/14/08 08:33 AM
Ah, Cary, North Carolina.  Seems like every other list from Forbes or CNN that comes out, Cary is ranked in the top 10 somewhere.
So what do June 2008's number say as far as the real estate market in Cary.

For a buyer, this is great news! Currently there are almost twice as many homes for sale in Cary as last year at this time, with about a 75% decrease in homes sold.

The Average Days on Market is staying steady at 57-59 days, showing that homes are still moving, and buyers are still out there.  And homes are still … (2 comments)

I'm becoming an Active Rain addict and  recently found the AR groups for the San Diego area . As a former resident of 16 years in Lemon Grove, I'm missing the beach most of all this summer. The beaches here in North Carolina are nice, but there's not enough to do there. And it's a 2 hour drive just to get to Wilmington! 
As a Realtor in the Raleigh/ Cary North Carolina area, I'm meeting a great many newcomers from San Diego and California.  In North Carolina we don't have license plates on the front of our cars, so people keep their plates … (0 comments)

I recently had a client ask me  if there were any homes in Cary & Apex, formerly priced in the $500-600,000, range that he could get for in the $400,000's now.
Knowing what he was looking for; something relatively new, over 3000 sf, all the bells and whistles, etc, I did a search on the MLS and found over 100 homes in the Cary, Apex, Holly Springs, Morrisville area that met his criteria.  Of those homes I did a history search and found 32 homes with significant price reductions- many reduced at least $50,000- 70,000!!!

Seems like everyone is traveling at this time of year, including my family. We recently visited my daughter who lives near DC for the 4th of July holiday.
Although we've traveled Rte 85 and 95 into Virginia before,  we never stopped at the North Carolina Visitors Center on 85, right at the border near Norlina, as we did this time on our way home.

It seems by recent blogs that we're all seeing sellers and agents who are still stuck with the idea that it's a buyers market out there and little effort is needed on their part to get their house sold.  I've even heard some agents tell their sellers that buyers "know someone lives here, they'll overlook stuff". Well, maybe a few years ago they would, but now buyers expect every home to look like a model. And the homes that do, sell!
