It's been raining a little lately in the Raleigh Cary Apex area of North Carolina.  In fact, according to the the National Weather Service, we've had 1.33 inches of rain from Saturday night to Monday morning.

Now, that may not seem like a lot, but added to the 4 inches of rain we had last week, you can see why my "lawn" now looks like a mud puddle.

The rain cooled the air down so much that steam was rising from the ground!

Ah, Cary, North Carolina.  Seems like every other list from Forbes or CNN that comes out, Cary is ranked in the top 10 somewhere.
So what do June 2008's number say as far as the real estate market in Cary.

For a buyer, this is great news! Currently there are almost twice as many homes for sale in Cary as last year at this time, with about a 75% decrease in homes sold.

The Average Days on Market is staying steady at 57-59 days, showing that homes are still moving, and buyers are still out there.  And homes are still … (2 comments)

I'm becoming an Active Rain addict and  recently found the AR groups for the San Diego area . As a former resident of 16 years in Lemon Grove, I'm missing the beach most of all this summer. The beaches here in North Carolina are nice, but there's not enough to do there. And it's a 2 hour drive just to get to Wilmington!

I recently had a client ask me  if there were any homes in Cary & Apex, formerly priced in the $500-600,000, range that he could get for in the $400,000's now.
Knowing what he was looking for; something relatively new, over 3000 sf, all the bells and whistles, etc, I did a search on the MLS and found over 100 homes in the Cary, Apex, Holly Springs, Morrisville area that met his criteria.  Of those homes I did a history search and found 32 homes with significant price reductions- many reduced at least $50,000- 70,000!!!

The real estate market for Cary/ Apex/ Morrisville North Carolina continues to out-perform the national market. There were actually more homes put under contract in April 2008 than in April 2007.

As these charts show the average price per square foot for homes sold is very positive as well, up $3 from April of 2007.
The number of homes for sale in Cary is way up from last year but current pendings have brought the months supply to a very solid 6, a great number compared to the 9-24 months we are seeing in other parts of the country.
