buying process: CARY NC Does Your Closing Gift Remind Your Clients of You? - 03/08/11 05:00 AM

CARY NC  Does Your Closing Gift Remind Your Clients of You? CARY NC  Does your closing gift remind your clients of you?  If not, it should.  I've had clients say they couldn't remember my contact information off hand but knew exactly where to find it, on my closing gift.   I use a family operated business to embroider my client's name on a throw blanket.  The personalized throw blanket is the perfect closing gift just for that reason, its personalized.   It a picture of a home, their last name, and established (what ever year they bought.

buying process: Cary NC The Buying Process - 01/04/11 09:41 AM

Cary NC     The Buying Process Step 1.
I often find myself telling clients that buying a home is a process that takes time. Step 1-Get prequalified: In today's market this is an essential first step.  When making first contact with a Real Estate Buyer's Agent the first question they ask you must be, "Have you been to a lender to get pre-qualified?"  That simple statement will be a signal that you are working with a true professional.
Senario:  You do the calculations and  think you can afford a home in the $200-250,00 range.  You start a search … (0 comments)

buying process: Cary NC Moves Toward a "Due Diligence" Contract - 09/11/10 11:47 AM
Cary NC Moves Toward a "Due Diligence" Contract It seems each year our market sees contract changes and this year is no exception as Cary NC moves toward a "due diligence" contract. The trend towards more buyer due diligence has been coming gradually in Cary NC.  A few years ago we adopted a "Alternate 2" form of doing inspections which allowed the buyer an "option period" during which a decision was made to move or not move forward.  Agents being human stuck to what they knew, NOT Alternative 2.

As of January 1, 2011 agents in Cary NC will no … (0 comments)

buying process: The Glamor of Real Estate- Making Client's Beds - 07/09/10 04:24 AM
The Glamor of Real Estate- Making Client's Beds! The glamor of real estate, making client's beds, and straightening up the house.   I'm an agent and a recent seller, so I have a greater understaning of what sellers experience while selling thier home.  It's difficult  to keep a home in "show condition" and live in it too.

The way you live in your home and the way you show your home are very different, especially with kids and pets.

Recently, I had sellers that needed to go out of town on a house hunting trip and leave the kids … (3 comments)

buying process: How to Get the Most From a Real Estate Agent - 02/17/10 02:43 AM

Phillips post explains frustrations often felt on both sides of the buying process.  I believe establishing trust and confidence in the beginning is key.  I conduct a Buyer Consultation with new buyers to explain the Buying Process.  I then share a Buyer Loyalty Letter  explaining how I work as an agent.  The letter explains how I will use my expertise to assist a buyer through the buying process and all I ask in return is loyalty.

I received an email yesterday from someone I showed some houses to this past summer. I didn't remember him at first, but he had some … (1 comments)

Do you need a buyer's agent? Only if you want your earnest money returned!  Here's the scenario: I'm the buyer's agent brought a ready, willing, and able buyer.  Made an offer on a short sale.  The earnest money was $2000. The home needed extensive plumbing repairs.  Buyer was purchasing with eyes wide open.  We waited 4 months and still no word from the bank offering approval.  The buyer was warned ahead of time that it would be a lengthy process, however he was becoming impatient and the expiration for the $8000 tax credit was looming.
The buyer wanted out, he … (4 comments)
