marketing tips: Can you Resist the Urge? - 09/16/08 04:58 AM
It happens to the best of us… We live in the “information age” and true to the term,  every one of us is assaulted with a mind-blowing number of messages, advertisements, and potential distractions each day. Because of this, it’s a relatively simple matter to have your days, weeks, and even months bounce around like a pinball.
It’s almost a tradition at this point for me to record my activities for a week when I see my sales start to slip. More often than not, when sales are down, the number of distractions I’ve allowed to slip into my day have … (0 comments)

marketing tips: Loan officers - Stop Doing This - 09/08/08 04:35 AM
RE: A guaranteed way to fail at getting business from realtorsDid you know that you have 86,400 seconds in each of your days? Nearly 24,000 of those are spent sleeping, and countless more are used up driving in traffic, responding to email, and other misc. tasks. We have a very limited time allotted to make great things happen in our lives and careers, so I imagine that it's a given that we want to make the most of it.
With that being said, I'd like to point out that right this very moment, most loan officers are completely wasting their time … (1 comments)

marketing tips: FSBO Marketing Teleseminar on Tuesday - 06/16/08 02:24 AM
Good morning!
Just a brief heads up that I'm at it again... Yep, I'm running free training teleseminars this week. Most notably, tomorrow we have a FSBO Marketing training session scheduled with Doren Aldana as part of his 'Meetings With Mortgage Masters' interview series.
We've already had plenty of questions submitted, but if you'd like to participate in this training call, you can register at the following link: http://www.mortgagemarketingcoach.com/chadweber2-reg.html
There's been a flurry of activity in the industry these last few weeks, and it's difficult not to get distracted. But a good solid hour of learning can be worth its weight … (0 comments)

marketing tips: Mash That Button! - 05/05/08 02:21 AM
Lately I’ve been chatting with quite a few loan officers. In the last 10 days, I spoke with someone who was so desperate, he offered me 50% of his closings for the next 6 months if I could help him close more; and I also spoke with a loan officer who closed 28 loans in the last 30 days. (His average is over 25 per month - This guy is a machine!)
The irony of this situation is that both loan officers worked within 30 miles of each other. This raises a question… What is the difference between those who are … (2 comments)

marketing tips: Tap in to this Power... - 04/25/08 10:14 AM
I hope that you have all enjoyed the training videos and free information provided at www.fsboleadportal.com/blog. Marketing to FSBO's is such a powerful strategy right now that it's hard to ignore. I've always considered both the FSBO niche, and expired listings to be somewhat of the  "holy grail" of lead sources for real estate professionals. (The FSBO market is the same for loan officers)
It's hard to imagine a more qualified lead than someone who has stood up and announced: "hey world, I'm ready to sell my home and statistics dictate that within 45 - 60 days I'll most likely need … (5 comments)

marketing tips: Case Study - 73 leads in 1 week - 04/09/08 09:47 AM
Good afternoon,
I must say that I just had one of the weirdest mental images of my life. As I was waiting for the latest FSBO video to upload, I was browsing through a book of "strange but true" facts... Did you know that sunglasses date back to the 15th century? They were worn in China by judges to conceal their expressions while presiding court.
Great... Just what I needed. A mental image of Christopher Columbus bumping into America with a pair of BluBlockers on... Yep, that's how my mind works! :)
Ok, back to the matter at hand. Post number 6 is now … (4 comments)

marketing tips: How Will You Survive? - 02/22/08 01:54 AM
Everywhere you look there is news about the hard times facing the mortgage industry. Some weeks it's rising interest rates, other weeks all you hear about is dropping house values. No matter how you slice it, you can no longer just "ride the waves."
Does this mean you have to sit back and just take it? Of course not. There are plenty of strategies that can help you assure a steady flow of closings each and every month. All you have to do is take that first step and commit yourself to moving forward.
There are dozens of possible niches and vertical … (2 comments)

marketing tips: Understand this - Understand Sales - 02/12/08 12:41 AM

Have you ever heard someone refer to sales and marketing as both an art and a science? It's easy to dismiss such a statement without really diving into the true meaning behind the words. With all the smoke and mirrors and disinformation on the market today, it's easy to view sales as this mystical beast that can never be conquered.
While it's true that no one can close 100% of the people 100% of the time; if you contemplate the science behind the sales process, you can most definitely tip the odds strongly in your favor.
A great place to start is … (6 comments)

marketing tips: Forget it... Just Forget it... - 02/06/08 01:51 AM
About 2 years ago I became fascinated with tracking my sales and conversion metrics. We are all aware of the fact that the truly successful sales professionals track their numbers and watch them closely. It only makes sense right?
If you don't watch your numbers closely, how can you tell what works, and what is a waste of your time and/or money? Moving on, I started out using a Microsoft Excel spreadsheet, and entered not just my sales and prospecting efforts for the day, but I also included notes as to how many calls were first time prospecting efforts compared to follow ups.
A funny pattern emerged … (1 comments)
