real estate: More San Diegans Are Able To Afford To Buy A Home - 12/03/10 03:48 AM
San Diego has become affordable to a larger percentage of residents. Could this mean that the San Diego real estate market has hit bottom? For those of us that are native to San Diego or have been here for more than 30 years we’ve seen some ups and down in the San Diego housing market. This last on though proved to be much more serious than others in the past. This time around we saw our entire financial system crippled to it’s knees and almost collapsed completely. So this bit of news is fantastic for the San Diego real estate market … (4 comments)

real estate: When is the Bottom of the Market? - 10/05/10 01:44 PM

Will you pay more for a home if you wait longer?
Have you been wondering what's going to happen with home prices here in San Diego? Well I've been doing some research into this very popular topic of conversation as it is often one of my most asked questions. From what I've been reading and hearing it's projected that home prices will stay level throughout the rest of the year.
Other factors that are sure to affect home prices next year is the stoppage of foreclosures by many large financial institutions. Though California wasn't on the present list of states … (0 comments)

real estate: San Diego Gets Clean Report Card! - 09/29/10 08:10 AM

San Diego's real estate future is looking bright.
Are you ready for some good news about San Diego real estate? Well Standard and Poor's/Case -Shiller Home Price Index is how Wall Street evaluates real estate markets throughout the country. San Diego showed great signs of recovery and was second to only San Francisco.
San Diego saw a gain or 9.3% year over year from July 2009 through July 2010 compared to San Francisco who saw an 11.3%. The national average was about 3.2% across the top 20 metro markets in the U.S. This is great news and according to the article … (0 comments)

real estate: Would You Use an Auction Service to Sell Your House? - 09/24/10 07:30 AM

Would this work in the San Diego real estate market?
How many of you have attended an auction of some sort? I attended one once as a research project for a buyer that wanted to bid on a home that had gone to auction. One thing I learned is to bring your patience and be quick on your feet. The pace of some of these auction is so feverish that if you leave to use the restroom or get a cup of coffee you just might miss out on bidding on the property you wanted to buy.
California, and it's current … (2 comments)

real estate: What if My Landlord Is Being Foreclosed On? - 09/20/10 08:56 AM

What if my landlord is getting foreclosed on? What do I do now?
Has anyone out there been in this situation before? What does this mean?  This occurrence unfortunately is happening  more and more in all real estate markets including here in San Diego.  The majority of landlords being foreclosed on don't inform their tenants about any distress affecting their rental property until it's inevitable and or tenants come home to eviction notices on their doors.
So what rights do tenants have, if any?  Fortunately tenants do have some rights, the most important one being an allotment of time to vacate … (1 comments)

real estate: Interesting Opinions Regarding Mortgage Defaults - 09/16/10 07:43 AM

Are you considering to stop making your mortgage payment? Do you know your options?
A recent survey revealed that most Americans find it unacceptable for people to stop paying their mortgage. This survey was taken mid first quarter of this year so the data is fairly recent. There were some participants that felt that they wold feel differently depending on the person's personal situation.
Another interesting fact is that around 21% of those survey said their mortgages were more than the value of their home and 48% said their homes had lost some of its value. The survey also revealed a … (1 comments)

real estate: Would You Buy a House if You Couldn't See It? - 09/13/10 09:03 AM

Would you make an offer on a home if the seller won't show it to you, or anyone, first?
Have you ever wondered why a seller isn't willing to show their home that's on the market? As a REALTOR I see all kinds of things out in the housing market here in San Diego. This morning I was checking through some potential properties for a client and came across said situation. The only way that this particular seller is willing to show the property to my buyers is if they accept my buyers' offer first. In addition to this condition there … (1 comments)

real estate: How's the San Diego Real Estate Market? - 09/01/10 11:40 AM

Are San Diego home prices going to continue to rise?
Is the San Diego real estate market stabilizing? Though no one can say with any certainty the data seems to suggest that for a significant stretch in time the San Diego real estate market saw a sustained increase in prices. most of this probably can be attributed to the tax incentives offered on the federal government level and also the state government level.
On the other hand now that most of the incentives for buyers to purchase a home, the price increases will more than likely come to an end … (2 comments)

real estate: Old Town Beauty Restored to Pristine Condition! - 07/17/10 11:03 AM
As a lifetime resident of San Diego I heard some news that made me very excited.
I remember Old Town was always a happening place with plenty to do, see and not to mention eat. Casa de Bandini, named after the original owner Juan Bandini, was one of mine and San Diego's favorite spot to get cool and refreshing libations along with tasty dishes. It had a wonderful open patio in back where one could sit back and enjoy the great year around weather.
It was bought by Albert Seeley in 1869 and operated under the new name of The Cosmopolitan … (2 comments)

real estate: California Tax Credit - Time Crunch or Not?! - 04/22/10 01:06 PM
Economist says that buyers will burn through the money for the state tax credit no later than May 2oth!
Is that true?  I don't lie.  I don't  have a crystal ball.  There's what they're saying:
If you haven't owned a home in the last three years then you can qualify for a $10,000.00 tax credit.
The California Association of Realtors expects 64,000 sales statewide in May which would be a DROP from 2009.

real estate: Where are the Foreclosures? - 09/25/09 03:29 AM
The Update is that on September 15th the Foreclosure Moratorium Lifted.
So where are all the foreclosures?
Henry Fishkind, an Orlando-based housing economist, says some banks tell him they "are holding back [foreclosed-home] inventory" to avoid depressing prices any more than necessary. "It's in their interest" to avoid flooding the market, and regulators haven't forced them to do so, he says. That suggests that the backlog of homes headed for foreclosure will be stretched out over several years. ...
If that is the case, then we are going to see a turnaround with the housing market.  It may be sluggish, but … (5 comments)
