I attend a lot of networking groups in San Diego and just last week we had finished a networking meeting in which a new member was voted in.
After the meeting, the new member came up to pick my brain about her property which is listed for sale.  She seemed a little nervous since she had spoken to another realtor and they could not locate her listing on the MLS (Multiple Listing Service.)

In ANOTHER shocking story about the big banks in the U.S., at least 1 Million homeowners have had their home equity line cut.
What does this mean?
Imagine if you had taken out a home equity line of credit to remodel your house.  You’ve already taken thousands and thousands of dollars to pay contractors and then comes the letter from the bank.

What?  Did I say that?  One of the most notoriously difficult banks to work with?
Well, I give credit where credit is due, they did something right this time. 
Bank of America is accepting back up offers on short sale listings now. 

That means that if the buyer of your short sale does not move forward with the sale then the back-up buyer can take over without requiring the process to start again.
That saves months and months of time.  Hallelujah!

On a new twist which could be considered discrimination, lenders are turning down women on maternity leave  or pregnant for home loans.
The Federal Fair Lending Industry says that the topic now needs to be addressed.
In one case against Cornerstone Mortgage, turned down a borrower on
 
maternity leave violating the Fair Housing Act.  They settled and agreed to pay the borrower $15,000 and open an escrow account of $750,000 to pay any other potential claims to other women.

Yup, I said it, "FREE."  More specifically when you purchase a Fannie-Mae owned home between April 11, 2011 and June 30, 2011 then Fannie Mae will receive closing cost assistance.
Are there caveats?  OF COURSE!  It's real estate.  We wouldn't have incentives and assistance if there wasn't a good old rule or regulation or two!

CNN Money wrote an article about current real estate market trends.  Their conclusion?
Who is buying real estate these days?  The rich.
The opening line of this article is "The rich are different from you and me: they're buying real estate."
According to DataQuick, after years of decline, sales rose in 20 major areas, and high-end homes have seen a jump.
 
The article goes on to state that San Diego also had a big jump in luxury real estate sales.  Great news since there had been quite a bit of stagnation in that arena in 2010.

Free money is the hardest money to get.
Right now there are lots of money programs with various names.  Unemployment is one, the first time homebuyer tax credit.  These worked quite well.  Then there are others, HAMP, HAFA, etc. just not able to make a significant difference for everyone.
Maybe "incentive" is a better name for these programs, we'll call them incentives instead.
Either way, these incentives may be eliminated soon.  The House Financial Services Committee is voting this week on four bills that would eliminate the HAMP program and three other programs in place to prevent foreclosure.  They have described these … (6 comments)

Experian, one of the major credit reporting agencies is helping you out!
Rental payment history is now part of the credit report, helping out college students and immigrants who otherwise might have a tough time with their credit history.
Experian took over RentBureau which is a rental-payment history data unit.  There are some limitations, currently only 8 million people have been entered into RentBureau in the US.  Additionally, small landlords will not be rushing to pay Experian to be on this credit report so it will include only large complexes.

Home buyers who purchase their home in 2008 and benefitted from the $7,500.00 tax credit are required to start repaying in 15 annual installments beginning with their 2010 tax returns.
This may be confusing for many people since the tax credit began in 2008 and was different under different circumstances in 2009 and 2010.
If you purchased your home in 2008 and received the full benefit of the $7,500.00 tax credit will start to repay the credit in the form of $500.00 from the 2010 tax return through 2025 or until the home is sold.

The California Housing Finance Agency announced that it has fully implemented four programs to fight the ongoing floreclosure crisis in California so that homeowners can remain in their homes.
These are Federally funded programs helping low and moderate income homeowners.  I checked the stats for low to moderate in San Diego County and the income limit is $90,000.00 per year.

As with any financial program, there are always caveats to the eligibility to receive the money and it is no different here with the Keep Your Home California program which offer $2 Billion in aid to homeowners.

Home appraisals were part of the culprit during the housing boom and are now being criticized for being too low, not allowing people to refinance and killing some sellers' asking prices.
After the housing boom regulators imposed tough new rules not allowing banks from picking their own individual appraisers.
