first time home buyer: One Client I Can't Help

I have always enjoyed and take great satisfaction in helping people buy their dream home or buy their first home. Especially with first time home buyers it often can be a long and deliberate process for the client and me. I have seen it take 2 years before. Thankfully, I am persistent and/or stubborn. I have always told my clients that I am willing to work as hard as they are. But, there is one client or one type of client I can't help sometimes. I just read the summary of NAR's latest research on home buyers and home sellers and I thought in today's post I would highlight the data pertinent to first time home buyers. •· 41% of home buyers are first time home buyers this year. •· The typical FTHB is 30 years old and their median income is $60,600. •· Twice as many single females buy a home as do single males. •· 94% of buyers aged 25-44 used the internet to search for homes. •· 25% of FTHB reported that the mortgage application and approval process was somewhat more difficult than (5 comments)
first time home buyer: Update on CHFA Loans

Earlier this week a first time home buyer called me looking for help with buying their first home with no money down. Neither one of them are a veteran of the military, so a VA loan is not possible. Second, their income is too high for any down payment assistance loans except for CHFA loans. Here are two things I learned about CHFA loans this week. First, their interest rates are incredibly high right now at around 8%. Ouch! Why? They usually run out of money near the end of the year and maybe the credit crunch is hitting them too. (2 comments)
