home selling tips: If you’re selling your home, it’s not yours anymore – say goodbye - 07/12/14 01:36 AM
It’s hard to detach, but if you’re selling your home, it’s not yours anymore – and you need to say goodbye. Selling the home in which you made memories – and one that represents who you are – can be an emotional experience. But you need to view it as a BUSINESS TRANSACTION, and set your emotions aside.
When I purchased my first home – my dream home, it had to be in Florence Park – I couldn’t imagine living anywhere else. I landscaped every inch of my front and back yard; installed outdoor speakers; changed the lighting to suit me, … (4 comments)

home selling tips: Tulsa home sellers ask WHY is my home not selling? - 04/21/14 09:00 PM
Tulsa home sellers ask WHY is my home not selling after it’s been on the market for any period of time. Some sellers begin to panic sooner than others and look to their Realtor for answers.
One of my listings recently went under contract after only 30 days on market, but we had 20 showings before we got an offer. Feedback from the showings was very positive, but no offer after 20 showings? You can imagine how frustrated that Seller was. Then, as luck would have it, we received multiple offers on a Saturday evening, and are now under contract … (6 comments)

home selling tips: Your Tulsa home for sale – what it has in common with dating - 09/04/12 03:30 AM
Your Tulsa home for sale - what it has in common with "dating"
You are preparing your Tulsa home for sale, and it's a bit like dating in this day and age. Just as single people are searching for mates through online dating sites, home buyers are shopping online also. Everyone wants a lasting and meaningful relationship and they want to make sure they make the right pick - or the right fit!
Of course, whether shopping for a home or searching for a spouse, first you must establish an attraction. If the girl or the home doesn't look pleasing … (1 comments)

Home Seller Showing Instructions - We can't buy your midtown Tulsa home for sale if you won't let us see it!
Home Sellers - hello - we can't buy your midtown Tulsa home for sale if you won't let us see it!

I am working with some hot midtown Tulsa home buyers right now - they are ready to be in their new home in midtown Tulsa now. They are not tire-kickers, they are not browsing and dreaming -- they are serious buyers! I tried to schedule five to six of their favorite homes last Thursday and was turned away … (9 comments)

home selling tips: Selling your home? Tell a story. - 07/01/10 02:18 AM
Selling your home? Tell a story.
A Realtor who kindly mentored me once told me that when I was writing about a listing, "Tell a story." I didn't get exactly what he meant until I started keeping up with what he was writing about his listings.

Now, I give my Sellers a questionnaire of sorts to fill out. What do you like most about your home? What will you miss most? What are your best memories here?
You would be surprised what Sellers write, and they do write from their hearts. I can write all day long about the hardwood … (71 comments)

home selling tips: A picture tells a thousand words - especially when you are selling your home! - 06/30/10 02:28 AM
A picture tells a thousand words - especially when you are selling your home! Prospective home buyers are shopping on the internet and whether they choose to consider your home is greatly dependent upon the quantity and quality of photos available.

Yes, we run across listings every day that have only four photos, when every property should have a minimum of two dozen photos, even if it's only a two-bedroom home. Extensive verbiage detailing the FEATURES of your home need to be included in your internet presence and advertising also, but this post is just about the photos - we'll … (17 comments)

home selling tips: Days on Market - what my team can do for you when you're selling your home in Tulsa - 03/23/10 01:33 AM
Days on Market - what my team can do for you when you're selling your home in Tulsa
Selling homes quickly and for top dollar is important to me and my Sellers - selling in few days on market and close to list price is our selling goal.

My home selling strategy is simple and effective. Prepare your home for market: clean, update and remove as many home buyer's objections as possible. Most recently, I asked some home Sellers to pull carpet in three bedrooms to expose their beautiful hardwoods, paint a few rooms and generally de-clutter.
This Realtor … (1 comments)

home selling tips: Your home for sale - It’s all in the details - 12/02/09 10:22 AM
If you are not living in your home for sale, you may have no clue how often your property is being shown. Even if you are living in your home for sale, you may be wondering why your property isn’t being shown often.
IF this is the case, you have a few questions to ask your Realtor:
What are my showing instructions? If you home is owner-occupied, showing instructions should read, “Please call owner for appointment 555-5555. One hour notice preferred. If no answer, go show.”
Your Realtor should have supplied you with an electronic keybox which records every Realtor … (8 comments)

home selling tips: My "pre-sale" remodeling budget is fairly firm – selling my home in Tulsa Oklahoma - 11/30/09 01:50 PM
You may or may not have read my post about selling my own home, but now that I have input from my home stager, painter, a few repairman and a fellow Realtor, my remodeling budget is fairly firm. Feeling the agony that I put my Sellers through has definitely given me a new perspective!
We decided to nix the window treatments and spend money on new interior and exterior doors. Instead of adding a tiled backsplash to the kitchen, we will spend money on new appliances and focus on landscaping.
We are adding some crown molding and will paint the entire … (11 comments)

home selling tips: Home Buyers: Don’t fall in love with a house and ignore the old roof! - 11/14/09 01:52 AM
Home Buyers: Don’t fall in love with a house and ignore the old roof!
I bought my first home before I became a real estate professional. I was in that home for less than two minutes before I knew it was the perfect home for me.
Because I saw the home in daylight, I never noticed that there was no electricity in the detached garage. My cousin gave me an electric overhead garage door opener as a house-warming gift, which of course couldn’t be installed until I ran electric lines to the garage.
I also didn’t pay attention to the … (10 comments)

home selling tips: Do Tulsa Homebuyers know what they’re looking for? - 07/20/09 02:52 PM
Do Tulsa homebuyers know what they’re looking for in a home? I often like to compare the list of the Buyer’s search criteria from the beginning of our home-shopping process to the house that they finally choose. Often, many items they felt strongly about when they began their search are nowhere to be found in the home that they ultimately select.
Are Home Buyers that wishy-washy?
Not at all. Home buying is a very personal and emotional decision, and the bottom line is that a home buyer will select a home that “hits” them emotionally. They will choose the home … (4 comments)
