port orange real estate: Race Fans, Race Fans, Calling all Race Fans. - 02/15/09 06:59 AM
The town is full of locals and visitors alike who are here to see the Daytona 500 Race. We have a sold out crowd thanks to some last minute ticket price cuts. The economy and such has had an effect on everyone. This past weeks race crowds seemed almost non existent to this local. Traffic was sparse, stores were not full. Except, that is, for the supermarkets. Walmart and Publix were jammed with people who were eating in, hence the low turnout at local eateries. But today is a packed house, people spending money kind of day. Thanks to all of … (1 comments)

port orange real estate: Property Taxes in Florida. What's gonna happen? - 10/29/07 01:09 PM
We have one day left in order for our state leaders to decide on whether we go for Superhomestead and get a 50K deduction instead of 25K or one of many other ideas that have been thrown into the ring to get the voters attention.  As a homeowner, businessowner, and investment property owner, I say, DO SOMETHING.  We have been fortuntate in the past several years to see much increase in our property's values.  I've always felt that Florida properties were well priced and for the most price held much value.  However, with the insurance hikes, and taxes, the investors are … (1 comments)

port orange real estate: Fires in CA, Tragedy met with kindess. - 10/23/07 09:10 AM
The fires in California have been compared to be as devastating as Hurricane Katrina by our local news station.  I cannot fathom what the actual outcome will be considering it's nowhere near under control and the numbers are rising.
The only silver lining in this devastating tragedy, as reported on this evening's news, is Corporate America is lending a hand.  UHAUL was reported to provide free transport and storage to affected homeowners.
Many evacuees are staying in area hotels at discounted rates. The Marriott Hotel in downtown San Diego's historic Gaslamp Quarter has offered fire evacuees a rate $129 per night, about … (4 comments)

port orange real estate: Contract changes - 10/23/07 08:33 AM
I know as a Realtor, that we need to know our "stuff". Today as I reviewed our new FAR/BAR contracts in a training session it was confirmed to me that Realtors are the beginning and the end as far as information sources to our buyer.  The types of changes reviewed discussed verbage changes such as "loan approval" changed to loan approval which has undergone the underwriting process and definitions of time, calendar days vs. business days etc...  When a change comes down the pike, it's usually the combination of law and requests. Review of errors committed and how to word it so that … (4 comments)

port orange real estate: Realtor vs. Realtor! It doesn't have to be this way... - 10/22/07 03:10 AM
In this market, buyers are scarce, we all know this.   It pains me though when I send in an offer and the Listing agent's response is slow or non existent.  I am aware that out of town sellers are hard to get a hold of or you have tickets to the opera....  But Realtors, should acknowledge the cutoff times with at the very least a phone call.  We're working toward the same goal.  It shouldn't be a boxing match, to see who moves when and how.
Last week I presented a contract, gave 48 hours for response, and didn't hear a peep.  When I … (6 comments)

port orange real estate: I'm spreading the word... - 10/18/07 02:15 AM

I've been bragging about Active Rain to some of my peers and colleagues.  They are showing interest and signing on.  This will help me to ensure that when I'm looking for someone online to refer to or get advice from, they are an ethical good source of information.  We are in the process of showing our "Title Insurance Expert" Natalie all it has to offer, and when she signs on I'm sure she'll bring some good people on board as well.  It will be a network within a network.
I invited a loan officer from California who was unaware of Active Rain as are many … (1 comments)

port orange real estate: Unhappy Active Rain Bloggers.... Am I being naive? - 10/17/07 12:00 PM
I have taken the time tonight to read over the most active blogs this evening.  I'm starting to get more involved on commenting and so far I've been able to sift through the helpful and not so helpful.
Based on the blogs read this evening it seems that there are people misusing the system for points, other's not happy with comments or lack of comments, and in some cases comments make mention of peoples names with negative opinions attached.
I can empathize with the ones not happy with the cheaters, but am I being too naive to think that Active Rain doesn't have … (6 comments)

port orange real estate: Be considerate. Don't waste my time and I won't waste yours. - 10/15/07 02:19 AM
ACTIVE RAINERS: SEND ME ANY IDEAS TO AVOID THE PITFALLS OF THE ETERNAL REAL ESTATE WINDOW SHOPPER.

Respect for other's time is the best way to ensure great customer service.  When I first meet a customer, I  determine whether they are working with any other Realtors.
I work well with the long tern buyers and sellers.  I am patient and believe that not everysale will be successful and all deserve my undivided attention. However, I do not want to waste my time and others by running people around if they are not serious about buying or selling, nor do I want to … (4 comments)

port orange real estate: Century 21 Mortgage to the rescue...... - 10/12/07 06:03 AM

We have the best representative from our Century 21 Mortgage Office servicing our area.
This week alone whe assisted in 5 leads and was successful in getting two to the table within a week.  I cannot describe how important a service this is when dealing with buyers in a hurry, who have so many options available.  Excellent service and immediate response is what they want.  And with Patti Morris, that's what they get. I have just invited her to join us Active Rainers.  Look for her profile soon.  You'll like what you see and your customers will benefit as ours do.

port orange real estate: Buy at the right price in Daytona Beach and surrounding areas. - 09/28/07 05:54 AM
Life in Daytona Beach and surrounding areas has alot to offer .  Port Orange, is a town nearby which we call home now.  CNN Money named Port Orange one of the best places to retire in 2006.  I say it's one of the best places for people of all ages to call home.
Ormond Beach, Daytona Beach Shores, Holly Hill, and all surrounding areas have homes in different price ranges, that will serve different needs.  They are located within 30 minutes of another. New homes, Restored historic homes on the river, Beachfront condos galore etc....  First time homebuyers have a vast selection … (2 comments)

port orange real estate: Self Employment. Love it or leave it? - 09/20/07 07:54 AM
There are so many variations to the occupation of "self employed".  People who work from home, Professionals with degrees, Licensed Professionals such as Realtors, etc....
Per the Merriam-Webster dictionary self employed is defined as follow: "Main Entry: self-em·ployed : earning income directly from one's own business, trade, or profession rather than as a specified salary or wages from an employer".
The occupations may vary, but one main similarity remains.  Get to work or don't get paid.  Some self employed individuals have the flexibility of making their own schedules and actually scheduling appointments, other's depend on walk in traffic and marketing. Some have assistants … (1 comments)
