Belmont California is a community in San Mateo County, located between San Francisco and the Silicon Valley. Great schools, fabulous weather, recreational opportunities in abundance all help make Belmont a desirable place to call home.
Let's take a quick look at the real estate market. As of this morning there were 32 active listings on the multiple listing service, 22 single family homes, and 10 condos/townhouses.
List prices of the single family homes range from $1,395,000 to $3,600,000, with a median price of $1,974,000. Condos/townhouses range in price from $648,000 to $1,299,000, with $990,000 the median.

Home sales in San Francisco - a detailed look at Q1 and Q2, current inventory, and expected in Q3 and @Q4
Compact San Francisco, bordered by water on 3 sides (the pale blue in the first photo) is divided into 10 real estate districts. Each district behaves differently in the market, both in price and "hotness" AKA days on market. Other factors beside location play into pricing, with tenant occupied properties causing the greatest drop in sale price.

As we near the end of January, there's not much more inventory in San Mateo County and the Silicon Valley than there was at the lowest point of the year, right before the December holidays.
Take a look at the chart for examples of active inventory in various towns as of 1/19/17:
I've been out on several pre-listing appointments this week, and finding comparable sales has been a struggle; in most cases I need to go back at least 6 months in order to get just 4 or 5 comps.

What's going on in Fallbrook these days? Any pick up in activity there? My client here in San Mateo County has a property she tried to sell for a year before leasing it out. Lease will be up in a handful of months, and I'm trying to get a sense of the current market. House is in the mid- to high-$700,000's. Comments will be appreciated.
