We've been sensing a change in the real estate markets in many of our local towns in San Mateo and Santa Clara Counties, the counties south of San Francisco that make up the Silicon Valley. Not every property listed gets multiple offers; not every property sees sale prices far exceeding list prices, although both of those occur regularly.
We all have anecdotal stories, but let's take a look at the data from our Multiple Listing Service.

Even though it seems that inventory has increased, it remains hard to find a home to purchase in Belmont or San Carlos California. 
On our MLS today, Belmont has 20 active listings, 12 single family homes and 8 townhouses/condos. San Carlos has 23, 17 single family homes and 6 townhouses/condos.
I have a buyer actively looking for a 3 bedroom home in Belmont, or in the San Carlos area serviced by Carlmont High School where her children currently attend.

My office, Today Sotheby's International Realty, is located downtown San Carlos, California. I am asked many times a week, "how's the market?" 
Today we'll take a look at the single family home market for San Carlos and for Belmont, the adjacent town.
Both towns are similar in population (27,081 for Belmont; 29,797 for San Carlos as of 2016.) Both have good schools which draws many people to these towns. Both are located mid-way between San Francisco to the north and the Silicon Valley to the south. Belmont is known for it's more winding streets and Carmel-like feel. In most of our San Mateo County and Silicon Valley towns, as well as in San Francisco, there is a shortage of inventory, with many ready and able buyers for the few listings available. 
Today we'll take a look at Belmont, California, a town with a population of roughly 26,750. The following information for single-family homes was compiled this morning from our Multiple Listing Service.

"How's the market" is a question I hear a lot. We'll take a look at what's going on in Redwood City, one of the larger cities in San Mateo County,  with roughly 81,000 residents. Like its famous neighbor some miles up the road, San Francisco, we jokingly say that the city's bird is the crane -- construction cranes are seen everywhere!

Residential real estate for sale in San Carlos, California continues to be in short supply. This morning, the last weekday of January, there are only 28 single-family homes for sale in our multiple listing service, and 20 condos and townhouses. For a breakdown of these, read my post from earlier this morning. In the White Oaks neighborhood, the scarcity of homes for sale is even more dramatic.
