The bailout passed, and look at the good it did. The markets opened another 500 pints loawer, and continued to take a nose dive.
Is there something I have missed? Wasn't the bailout supposed to shore up the economy and restore market stabililty? Forgive me if I am skeptical, but so far I can see a return to 1987 levels for the Dow. In fact I have been saying the market would make a major correction for the last couple of years.

Just Like the boy whocreid wolf, banks and investmetn firms are crying "Baiolout!" and they are crying loudly. The Fed is listening, and instead of asking "Why jump?," whne the banks tell them to do so, is saying, "HOW HIGH?" the truth is this jump call, isn' tjust being made by Fannie Mae. It's "kissin' cousin"

This is a rather serious question. It is the reason that there are real estate licensing rules, and mortgage licensing. It boils down to ethics.
Here are the questions:
How do you determine the viability of a Buyer prospect? How do you assess the ways you can best serve your Seller? What do you do to establish a Buyer's qualifications? How do you break the truth to your saellers when setting a listing price, when their home is worth less than they owe? I was doing a bit of cost analysis for my prcatice, to determine a rpojection fro the remainder of this year and out to the next three or four. I am a bit different in my projections, because I don't care for five year projections. Placing things out three to four years ihas allowed me to consider changes in my practice in a manner that keeps me a bit more nimble in the marketplace.
