      <description>So, you have a seller who has decided to entrust you with the task of selling their home.  You're mission is to market the property effectively to bring a buyer(s) in the shortest amount of time, and to get the highest price prossible.
One way to do this without additional cost to the realtor is to feature the property in one of the many 'hot properties' venues across the state of Michigan.  This is a networking event for listings that also allows an avenue for buyers agents to discuss specific needs of their clients in the home they are looking for.  These events have proven to move some of these featured properties to the closing table sooner than those not featured.  Let's face it, properties need to be marketed to other agents, as they are the ones who bring the buyer.
What is it and how does it work?  Consider it 'speed dating for listings'.  You send in the address of the property you want to feature.  A PowerPoint slide is developed specifically for you and the listing that is flashed up on a screen while you (the listing realtor) gives a 45 to 60 second elevator speech on the property....pitching it like a pro to the room full of buying and selling agents in that market!  At the end of the event, buyers agents present specific needs of buyers that they are working with.

      <title>$10,000 Michigan State Tax Credit for Homebuyers - NOT YET!</title>
      <description>You may have heard on WJR or on the Today show about a new $10,000 tax credit for Michigan homebuyers. I just got off the phone with the MAHB lobbyist regarding the proposed $10,000 refundable Michigan Income tax credit for Homebuyers.  Contrary to rumors, THIS IS NOT LAW yet.  While it passed the Republican dominated State Senate 36-0, there is no deal with either the Governor or the Speaker of the House, so it is a long way from becoming law (remember what happened to the $15,000 credit approve by the Senate at the Federal level when it got to the House?).</description>

      <title>First Time Home Buyer Tax Credit</title>

The following information is a summary of the new First Time Home Buyer Tax Credit
Effective for Purchase on or After 1/01/09 &amp;amp; 12/01/09
Amount of Credit - Less of 10% of cost of home or $8000
Eligible Property - Any single family residence (includes condos, co-ops, townhouses) that will be used as principal residence.
Refundable - Yes, Reduces (or can eliminate) income tax liability for the year of purchase.  Any unused amount of tax credit is refunded to purchaser.  2009 purchases can be claimed on 2008 returns for immediate refunds.
Income Limit - Full amount of credit available for individuals with adjusted gross income of no more than $75,000 ($150,000/joint return).  Phases out above those caps ($95,000 and $170,000)
First-Time Home Buyer Only - Yes, as well as any purchaser (and purchaser's spouse) who have not owned a principal residence in 3 years previous to purchase.
Recapture - If home is sold within 3 years of purchase, entire amount of credit is recaptured on sale.  Applies only to homes purchased in 2009.
Termination - December 1, 2009 - close by then or the money is gone!</description>

Read the article from The Washinton Post, dated 3/2/2009.
Several theorys as to why the housing market may not improve as quickly as the government think it might with the new 'stimulus' package are presented.  For example, will buyers really buy now, if they think that if they wait a few more months, the prices will be lower?  There seems to be no sense of urgency for home buyers right now.
It appears that the government tax credit to home buyers could possibly backfire.  The tax credit is for first time home buyers only.  Aren't these buyers the ones who are at greatest risk of defaulting on their mortgages?</description>

      <title>First Time Home Buyer Tax Credit</title>
      <description>As part of the Housing Stimulus Bill, Congress created a tax credit for first time home
buyers who purchase a home prior to July 1, 2009.
What is the tax credit? Eligible tax payers will receive a "refundable" credit of up to $7,500 or
10% of the purchase price of their home, whichever is less. A refundable credit means you will get
the entire amount of the credit, even if it exceeds your tax liability.
Who is eligible? Any person who has not owned a principal residence in the three years prior
to closing who meets the income limitations-$75,000 for individuals and $150,000 for married couples.
In the case of married couples, both spouses must be first time buyers. Individuals with incomes up to
$95,000 and married couples with incomes up to $170,000 can receive a partial credit.
How do I qualify? If you meet the definition of "first time buyer" and the income qualification
set out above, you must purchase and close on a home prior to July 1, 2009. Houses, Condominiums
and Manufactured Homes all qualify for the credit.
How do I get the money? You will receive a credit against your 2008 or 2009 Federal Income
Tax. The credit will reduce your tax bill and increase the amount of your refund. In order to increase
cash available for your down payment/closing costs, have your employer adjust your withholdings
now.
Do I have to pay the money back? Yes-but not immediately. The credit is really an interest
free loan for up to 15 years. The credit must be repaid at a rate of 6.67% per year starting two years
after the purchase, with any unpaid balance due at time of sale. If you receive the full $7,500, you
can repay the credit by increasing your Federal withholdings by $20 per paycheck.
