We all love to hear from former clients unless of course the conversation begins with, "uh I have a problem with the house."  After I jump start my heart I calmly ask about the issue at hand.  My buyers just moved into their house a little over a month ago.  During a weekend trip to Phoenix and below zero temps here in Colorado, a water pipe leading to the basement burst and started flooding the home.

I spent the afternoon previewing homes with another agent since we are trying to use the buddy system lately.    We were viewing 500k homes for an out of town buyer.  Our first prospect was a 500k short sale on 2 acres in a popular established area with similar homes.  These are typical stucco ranches with 3-4 car garages and newer features.  Most were built from 2004 to present.

            Sometimes we forget that one of the cheapest and most productive marketing tools we have is our business card.  That little 2x3 slab of recycled paper is packed with a powerful punch- when we use our imagination.  So here's my question for the day: Where is the strangest place you've left your card?

My buyers called me all excited about a home listed in a certain area they want that didn't have the usual HOA fees.  I read the listing sheet and sure enough no where on the listing is a monthly fee mentioned.  Now I'm very familiar with this area and I know the homeowners pay $142 a month which includes their water fee and access to a recreational center that is managed by the district.

            There are certain character traits shown in collectors.  They are passionate about the item they collect, they love to display their collections, they love to brag about their unique finds in the collection, and they love to hang onto them....FOREVER.  What are you when it comes to listings:  a collector or a business owner?

            I pray I'm never desperate enough for business that I can't take the time to interview and evaluate my sellers before jumping into a listing.  A typical phone call for me is, "we would like to meet you and discuss listing our property."  I'm humbled and so grateful for the call but I have to take a few minutes to make sure we are the right fit for partnership.

I can't get enough.  If there is a class offered on wells and permits... I'm there.  If a Title company is teaching on mold or meth labs......I'm the first to sign up.  When my Broker offers training on how to run a business more effectively......I'm in the front row. Send me an email on upcoming courses on contracts, staging, marketing, new construction, latest pitfalls on inspections, appraisals in today's market place, Internet strategies, and financing, I'm going to juggle my schedule to attend.
