realtors in colorado springs: When It Comes to Roofs......It's All Up in the Air - 03/22/11 11:32 PM
Some of the most dreaded words heard by Realtors and buyers in Colorado during a home inspection are that the roof has hail damage.  First response-deal breaker, but not really the case if the agent is prepared to handle this hurdle in a timely manner and with the resources necessary to guide buyers through this challenge. What are some of the options available for buyers?
Get a second opinion from a certified roofer as to extent of damage and estimate of repair/replacement costs.  Realtors should have a list of reputable licensed roofers to call on short notice for estimates. Ask … (3 comments)

realtors in colorado springs: Goodbye Mr. Sticky Notes............ - 09/08/10 05:23 AM
OK I admit it even in this web 2.0 world we live in.......I still used sticky notes to jot down client names, emails, and numbers.  You know the typical scenario: phone rings as you are racing down the aisle of the grocery store. New client that just punched through on your website or a sign call.  "Hold on just a minute and let me get something to write on." For me that involves digging out some sort of crinkled overly used envelope or scratch piece of paper from my purse. As I desperately search for an unused corner that I can … (4 comments)

realtors in colorado springs: Why Ask for Feedback if You Aren't Going to Use It? - 08/18/10 12:06 PM
I love getting feedback on my listings.  It gives me great info to pass along to my sellers. Have I overlooked an important issue that might be a hurdle for others?  Of course some things we can't change: street noise, commercial buildings, the neighbors, and size of the yard, but if you pay attention, the advice of other Realtors and buyers is invaluable.

Give all the feedback to your sellers and discuss it with them allowing them to process the comments.  Is there something that can change other than price and if price is the constant then consider that … (36 comments)

realtors in colorado springs: 10 Things to Remember When Working With Buyers on a New Build in Colorado Springs - 08/03/10 09:56 AM
Builders in Colorado Springs work really well with Realtors but they have different rules and without a working knowledge of what to expect you could be left out in the cold by your Buyers and the builder.

Build a relationship with your clients:  If you don't appear valuable enough to your clients then you can expect them to bootleg you to another Realtor or sales rep with a builder.  On the initial visit explain their options for home purchases and give a brief overview of each one. Register your clients on your first visit: By being present and accounted for … (1 comments)

realtors in colorado springs: Me and My Econtracts Sitting in Baggage Claim! - 07/05/10 03:02 AM
Thank goodness we have the technology we do for our communication needs.  Never again should I need to rush to find a fax before shops close.
I was finishing my week and trying to catch up before my 6 AM flight on Friday. It had been an incredibly busy week; I'm sure due to my upcoming trip. The icing on the cake was receiving a call Thursday afternoon that my buyers were approved for a loan.  Great news- bad timing.  They had been anxiously awaiting word from the lender so we could jump to make an offer on a home.  Fast … (8 comments)

realtors in colorado springs: You May Think You Are Only Interviewing Me! - 06/04/10 05:18 AM
I pray I'm never desperate enough for business that I can't take the time to interview and evaluate my sellers before jumping into a listing.  A typical phone call for me is, "we would like to meet you and discuss listing our property."  I'm humbled and so grateful for the call but I have to take a few minutes to make sure we are the right fit for partnership.

Partnership!  Yup that's right.  This is a partnership and I have to know I'm dealing with someone that I can communicate well with, someone that is being honest … (5 comments)
