reo: Is That Really a 3 Bed 2 Bath Ranch Home built in 2006 for $34,900 in Colorado Springs? - 11/29/11 10:48 AM
That depends upon what the question is: are you asking about the house or the house and land?  This particular  Forclosure property  in Chateau at Antelope Ridge is listed at $34,900 and if you are searching for a home via the web that sounds pretty sweet considering the median price for homes in Colorado Springs, El Paso County was $187,000 in October 2011.
The home looks great and has nice features.  The area is newer, convenient commute to military bases, and 5 minutes to the newest shops and restaurants along the Powers corridor but just as your parents taught you, “if … (3 comments)

reo: Foreclosure: The Untapped Niche for Open Houses Generating a Huge Success! - 09/06/11 11:15 PM
Holding an open house is considered a tactic of that “old time Realtor” by the young and techie in the industry, however, there is still a number of buyers that enjoy that casual face to face interaction delivered during an open house; especially if that open house feeds the curiosity of those seeking to explore the potential of a foreclosed property.  Current media hype, investment property home shows, and consumer awareness have created a niche for open houses untapped by most Realtors- Foreclosures.
Every neighborhood has them so the options are endless … (60 comments)

reo: It was a Dark and Freezing Showing in Colorado Springs..... - 12/15/10 11:04 PM
I show a lot of REO properties and I can tell you it doesn't take a rocket scientist to figure out that the ones with heat on and electricity for lights get a lot more attention from buyers than those that are freezing with dark foreboding spaces.  I carry a Mag light for the homes without electricity but my buyers usually won't even venture into the basement if they are shivering on the first floor.
How much can a monthly bill be to minimally heat a home to at least 65 degrees? In Colorado … (3 comments)

reo: When an Owner Abandons in Colorado Springs......Black Velvet Moves In - 11/21/10 10:24 AM
Every home has a story and this one is destined for a sad ending.  At one time these walls could have reverberate the sounds of laughter, dreams, and aspirations, but now they only hold the grotesque results of yet another owner upon abandoning.
The foreclosure market has escalated behavioral changes in owners that would have been unimaginable in years gone by.  The lenders have taken on a Darth Vader persona to the financially strapped emotionally drained that has led to retaliation and outright destructive antics on an increasing level. In some cases the vacant homes have been invaded and destroyed beyond repair leaving … (7 comments)

reo: A Window with a View in Colorado Springs - 11/10/10 02:22 AM
Here is my view of the world today from Colorado.  Winter has gently settled over the state last night letting us know that big brother blizzard is just a few weeks away.  It's a gentle nudge to change gears and prepare for our next season here in the west.
Now is a great time to make sure I actually have that emergency kit inside the car and not on the garage shelf.  Big brother blizzard has a nasty way of sneaking up on us unexpected. It's time to throw the shovel, sand bags, and Sorels in the truck because … (0 comments)

reo: How to Purchase a Foreclosed Property in Colorado Springs - 11/02/10 09:37 PM
Buying real estate owned (REO or foreclosed) property is a highly sought after venue for Colorado Springs buyers. However, buyers should be aware that if the property has damage that might become a condition of the appraisal then it could jeopardize the sale. While there is no way to guarantee what damage may become a condition some of the most common areas of concern with FHA and VA lenders are:
            Peeling exterior paint
            Damaged roofs
            Broken exterior doors and windows
            Missing or damaged plumbing
            Missing oven/stove combo
            Missing railing on stairs
