draper: SIX Urgent Home Fixes NOT to be Ignored! - 09/24/11 05:34 AM
It is easy, especially in this economy, to be tempted to delay or even skip minor home maintenance repairs, cleaning jobs and inspections in your home. But don't be penny-wise and dollar-foolish. That $200 or $300 you save today could result in expenditures of $3,000 or even tens of thousands next month or next year if hidden problems in your home go unnoticed and become worse.
Consider coughing up a little dough to take care of these small jobs before they morph into gigantic, expensive jobs later.

draper: 10 Salt Lake City Homebuyer Turnoffs - 07/12/11 10:08 AM
Do you remember back in 2007 when homebuyers would literally beg to purchase your home? Even bidding more than asking price for the opportunity to do so?  Wow, what a difference a couple of years make!  Today, this is not the case. Once the real estate bubble burst and foreclosures poisoned the housing pool, buyers suddenly regained the upper hand. But instead of buying, they're waiting, convinced that housing prices will continue to drop.
What's a smart seller to do in this environment? Here are 10 items that sellers should take a look at and handle TODAY!

draper: UTA Wins Big In Sandy - 05/31/11 07:35 PM
Sandy City Council Members reverse an earlier decision to keep UTA (Utah Transit Authority) from building a new Park and Ride lot at the new 114th South freeway exit, to accommodate a future Trax stop. UTA has apparently met the conditions set forth by the two votes that held up their ability to proceed. This is continued growth for Sandy City and surrounding areas, and was likely inevitable, once the on/off ramps were completed at 114th South on I15.  Unfortunately, some Sandy homeowners are not happy about this reversed decision and feel it will negatively effect their Sandy property values.

draper: Salt Lake City Real Estate Sees More Signs of Hope - 05/16/11 06:32 PM
We LOVE hearing great news for our Utah real estate market!
Although Utah continued to have the fourth highest foreclosure rate in the nation in April (according to the latest RealtyTrac report), the number of foreclosures actually went down from April 2010... significantly. Dave Anderton with the Salt Lake Board of Realtors believes the report shows Utah’s economy is on the upswing.
“It shows me that foreclosures have crested and we’re finally coming off that peak from 2010 when they were at all time highs in Utah and the nation,” he says. “The economy is getting better and I think people … (0 comments)

draper: Analysts Say Housing Is On Its Way UP! - 04/28/11 07:24 AM
REAL ESTATE ANALYSTS SAY HOUSING IS ON ITS WAY BACK UP! Analysts at both Standard & Poor's and Barclays Capital agree that the uptick in home resales last month is a favorable sign of things to come. Because pending home sales — an indicator of future activity — were up in February, S&P believes transaction volume will rise for April and continue with this trend through May. Barclays, meanwhile, says March's 3.7 percent gain in existing-home sales merely reinforces its position that the housing market actually hit bottom in late 2010.
Truly good news for everyone, especially for Salt Lake … (3 comments)

draper: "HOT TICKET" ITEMS TODAY'S SALT LAKE CITY HOMEBUYER WANTS AND IS GETTING - 04/12/11 01:19 PM

The Salt Lake City homebuyer today wants it all!
Just a few of the items today's Salt Lake City real estate homebuyer is seeking: a home for sale in great condition with rooms that can do double duty. Areas that mingle indoor and outdoor living -- patios, porches, decks and outdoor rooms -- are always a plus. And so are those features that offer a little luxury, like garden spa-like tubs, first-rate appliances and high-end countertops.
They're also going back to basics: searching for solid, well-maintained Draper properties that will give them their money's worth.
But more than anything, buyers … (3 comments)

draper: Democrats and Republicans cut it close... again. - 04/11/11 06:24 PM
A partial shutdown of the federal government was avoided late Friday night, when Democrats and Republicans agreed on a budget deal and a short-term funding extension little more than an hour before the deadline. The extension cuts spending by $2 billion and will last through next Friday, April 15.
But all the uncertainty leading up to this decision was just one factor that caused Bonds and home loan rates to worsen through the week. On Thursday, as expected the European Central Bank (ECB) raised their benchmark rate in an effort to curtail rising inflation, meaning the Euro now trades at its … (0 comments)

draper: The 1% Rule in Home Maintenance - 04/05/11 07:42 PM
It's important for homebuyers to be reminded that all homes-old or new-need ongoing maintenance. Consider the 1% rule. This rule postulates that normal maintenance on a Salt Lake City home is about 1% of the value of the home per year. For example, a $350,000 Draper home would require $3,500 per year to maintain. This would be enough to replace the roof covering. A few years later, replace the furnace...and then a few years more until a new central air system is required. Then there is the 3% rule. Some experts say that home buyers should plan on spending 3% of … (4 comments)

SARATOGA SPRINGS -- A $20 million pipeline will secure a badly-needed culinary water source for northwest Utah County and has Fortune 500 companies eyeing property for a new place to grow.
City and county officials alluded to a future economic boom at a Wednesday groundbreaking ceremony for the Saratoga Springs Pipeline Project funded by the Utah Water Conservancy District, but when pressed, would laugh and sashay around who or what companies were arriving.
"I'd have to kill you if I told you," joked Utah County Commissioner Gary Anderson. "We've got everything from solar powered manufacturers to movie studios to heavy manufacturing … (0 comments)
